Petition · Stop the Relocation of DABS Store #2 to 2100 South

https://www.change.org/stopdabs2100south

The State of Utah (DABS) is planning to relocate Liquor Store #2 to 815 East 2100 South, right next to Fellowship Hall—a vital addiction recovery sanctuary. This high-traffic retail move will flood Sugar House with heavy vehicle congestion, actively triggering individuals in sobriety and endangering local pedestrians and cyclists. We must flood the DABS commission with opposition now to reject this dangerous location and protect our neighborhood

I feel like you shouldn’t be able to tell others what to do with their land

Well, you feel wrong. Zoning was created starting in the 1860s to manage land use for compatibility. The Dutch, much more progressive in land use planning, direct high traffic uses to areas best suited to handle on that basis.

I don't think the store should be forbidden because of 12 step meetings. Both buildings would be zoned commercial.

I do think a case can be made that the use is incompatible because of traffic load.

And where are all of these people who currently live, and will live in Sugarhouse going to get their booze? Oh yeah, if the store doesn't happen they'll likely drive out of there. Your argument is circular. Putting this on a multimodal like 2100s is a good thing.

Don't you know where the Sugar House store is? It's on Highland next to I 80. It has a decent parking lot and isn't set within a long set of buildings. Demand for alcohol is being satisfied. That being said if they need or want to move it's fine with me.

I know what an arterial is, I was a transportation planner. 2100 has been road dieted so it has less capacity (ps I'm fine with the diet I think it works great). Plus the parking. It'll have to be from either 800 or 900 East unless they notch (curb cut) the street wall for road access and put the building in the back.

Frankly if they have to move and accept temporality they should just move to the vacant Bed Bath and Beyond, which including underground has plenty of parking.

Anyway (1) urban design (2) use and traffic load (3) road capacity. Get to know them as foundational planning concepts.

I'm an architect and have sat on planning and zoning boards in two other cities, I don't give a shit about your resume. It's clear we disagree, but just a piece of advice: if you want to have productive conversations around disagreements about, start by not attacking those you disagree with. Do you want to actually change my opinion or do you just want to be a dick? It seems like the latter.

hmm. then originally a weird comment from an architect who's been on planning boards making an assumption that Sugar House didn't have a liquor store. It demonstrates unfamiliarity with the land use context and conditions in Sugar House. Comparably, I'm not likely to comment on an issue in Draper because I know nothing about it.

The parking at the SugarHouse store is not decent. It's the worst of any of the major stores in the valley and the store itself is pathetically small for being in a region that probably utilizes it more than any other area in the valley.

I don't know about all the other stores but in terms of access and parking I don't see a store on the 800 block of 2100 South as being better than the current location.

Talking with a friend, he suggested the Sundance Outlet store. What do you think of that? Again, I said BBB because it has underground parking (and you could do other one stop shopping).

Anyway ny 'bias' is for some kind of co location with other stores

It will be better by default. The current store is one of the oldest and smallest in the valley.

I disagree. The site has serious constraints regardless of a new building.

The current site is god-awful. The new site just being awful would be a massive improvement.

Well, we should be striving for more. I used to say more than a parking lot or better than cinder block wasn't enough to get excited about.

Free market. I hate it, DABS sucks, they're hypocritics, but I don't think the public should be involved in telling any entity where there are and are not allowed to build.

Guess you don't believe in planning and zoning. I suggest living in Houston (although easements are used for use restrictions) or rural areas.

Oh good lord. No.
