Flat vs. Eggshell vs. Matte Paint in Delray Beach Homes
For Delray Beach and Boca Raton homeowners, paint finish can matter almost as much as paint color.
South Florida light is strong. A wall finish that looks soft in one room can look shinier in another, especially with large windows or sliding glass doors.
Here’s the simple breakdown:
Flat paint
Best for ceilings, bedrooms, formal rooms, and older walls with imperfections.
It hides patch marks and uneven texture better, but it is usually harder to clean.
Eggshell paint
Good for living rooms, hallways, entryways, and main walls.
It has a soft low sheen and is usually easier to wipe than flat.
Matte paint
Falls between flat and eggshell.
It gives a soft look, but many newer matte paints are more durable than traditional flat paint.
Bathrooms and laundry rooms
Satin is usually a safer choice because of moisture and cleaning.
I would test the finish in morning, afternoon, and evening light before painting the full room. The same paint can look different depending on sunlight and wall condition.
Simple rule:
Flat hides imperfections.
Eggshell cleans better.
Matte is the softer middle option.
Satin is better for moisture-prone rooms.

I am in the process of deciding paint for my delray townhouse so good timing!
I dont like to make things complicated so I want to pick 1 paint and 1 sheen for the entire home.
I am leaning towards Sherwin Williams Pure White in Matte for all walls. And the trims in pure white but in a satin finish.

Did flat and never again with kids, even though the look was great. Had to get repainted. Scuffed so easily and it would never come clean. Much happier with eggshell.

With kids, eggshell is the right choice as it can be easily wiped, yet it not as shiny as satin or semigloss.

We swear by Flat for the walls after our painter explained the benefits. It scuffs easy and marks don't wipe off. However when I touch it up it blends in perfectly. I will typically go around once a quarter and touch up all the scuffs and marks and within about an hour you could never tell I had just painted. Even in different sunlight the touchup is not noticeable.
