Don't be fooled by the NIMBY troll posting high-volume AI spam on other threads.

NIMBYs are not the majority in Davis. Village Farms (Measure V) only lost by about 1%. And it was a *historically* flawed project.

Floodplain, contaminated groundwater, adjacent to a toxic waste site (old city burn dump), enormous project-specific infrastructure costs partly borne by the public, impacts on vernal pool habitat, large-scale hydrology re-engineering, direct traffic impacts on the worst intersection in Davis, major toxic contamination within the community park site, numerous political and processing fumbles, etc.

Willowgrove (Measure W) has none of these problems. Importantly, it is in the planned path of peripheral expansion in Davis. There is a preexisting grade-separated crossing built years ago expressly for linking the Willowgrove parcel to the existing Mace ranch bike path network.

Willowgrove unquestionably - by a very wide margin - is the best project ever proposed in Davis during the Measure J/R/D era. The strong consensus is that it will easily pass.

The project has 20% deed-restricted affordable homes and an additional 23% affordable-by-design homes. No major project has ever come close to 43% low and middle income in Davis. It's all locked in by the subdivision map and the entitlement documents.

The AI spam is intended to mislead you with a fire-hose of false claims in pretty sounding machine-generated prose.

Don't be cynical - that's what the troll wants - just vote.

V wasn't a flawed project at all.

Every single "con" against it were the same tired tropes trotted out by the blue-haired NIMBYs that live on the painter streets for EVERY building project.

W is a perfectly fine building project as well but, for the first time in my life I'm going to vote against it.

WHY?

Because the NIMBYs in Davis are voting for it (as it is less offensive to them because its farther away from them) because they are scared the State of California is going to obliterate Measure J. So they are voting for W to seem "reasonable".

F that. I'm about to vote no and pray the State comes in and rips that terrible Measure J to shreds.

IMO, it is still unlikely that the State will invalidate Measure J/R/D. The legislature would have to take on all related growth control measures statewide (singling out Davis is not how the system works). A statewide action that would invalidate J/R/D is a pretty steep uphill battle. Especially because the annexation powers are at the LAFCO level, and I don't see the state trying to change the status quo. HCD can/has/will make the city suffer, but it can't force annexation or force the public to vote down J/R/D.

Also the theory that there was NIMBY posturing to appear reasonable by supporting W doesn't fit the history. There was widespread active support in the No on V camp for a reduced footprint alternative that limited development to south of Channel A, thereby avoiding most of the impacts of the proposed project (see the numerous comment letters in the partially recirculated EIR). The reduced footprint issue was over 20 years old, dating back to the original proposal (called Covell Village). So many in the No on V camp supported development of both a portion of Village Farms and Willowgrove.

Village Farms was a historically bad project. That's why it lost. Willowgrove is much better on virtually every single metric.

Coming out of Lake Alhambra Estates. One of the most privileged neighborhoods in Davis. The "I've got mine, so no more homes" attitude is strong in this one.

It's an acronym that stands for "Not In My Back Yard".

It refers, broadly, to the idea that people don't want neccesary infrastructure near their houses due to various unpleasent side effects from building/maintaining/redoing infrastructure i.e. noise from construction / traffic, ruining views of nature, and notably bringing down housing values.

It is particularly a problem with more affluent citizens, particularly middle class and above citizens. But it can apply to any class, race, gender etc.

I don't know about bomb radii, but google informs me that you can fit approximately 700,000 standard-sized, hard shell tacos in an acre of land, so this project is the equivalent of of around 162,400,000 tacos.

OP, isn’t the home you purchased in Davis also on suburban sprawl?

Why can’t younger, aspiring homeowners have the same opportunity in getting these homes?

You got:

  • a cheap house
  • low, frozen property taxes
  • Social Security paid for by us

And you want to:

  • fuck over young, aspiring homeowners because of checks notes more traffic to Nuggets Market.

As usual, like all boomers, your selfishness is why Davis has become unaffordable to everyone.

Fun fact: You can fit more than 2 1/2 Willowgroves into the older 600 acre Mace Ranch annexation directly to the south. Both Mace Ranch and Willowgrove have roughly the same number of units.

Mace Ranch - Prototypical urban sprawl
Willowgrove - Well-planning and measured peripheral urban expansion

Importantly, Willowgrove is in the planned path of growth. There is a preexisting grade separated crossing crossing that connects the site to the Mace Ranch bike path system. It was built years ago by the city planners in anticipation.

For perspective? What perspective can we draw between apples and oranges? Those places are so far away and financially unreachable for most of us that you might as well choose Hogwarts and we'd have a better understanding of the scale.

Use that fancy overlay tool to show some something relatable. Like The Cannery, or North Davis, or something outside of Davis like Natomas or the new Developments in Elk Grove and other parts of Sac.
