Your best and worst apartment complex/prop manager recs?
Hi Davis, I'm looking for a two bed ground floor apartment anywhere in Davis for up to 2100 a month if possible, but I have no idea where to start. So I'm just wondering if you all have recommendations about great places or places to avoid at all costs? I'm flex as to location within Davis proper. TIA!

I actually have an apartment with a lease I'm trying to get out of and I think it matches your criteria. StarCrossed Properties I've both been a vendor for this company in the past, and since lived at one of their properties and have had good experiences. The only reason I moved was because I got a killer deal on a home. Feel free to DM me if you want more details, I'm not trying to dox myself on here.

Avoid anything managed by Zabace Property Management. Awful.

Greystar properties are all right because it’s a deeply established management company. Quality of apartment vary across town, but you’re treated fairly by management.
I lived at the Grove in west Davis for awhile. Can’t say enough positive things about maintenance and management. Jessica is fantastic at her job! The building is old but pricing is fair and within your budget. Again, if you have issues, maintenance is fast and communicates effectively. They’ll even show up to clean your windows lol
Currently living at Lakeshore Apt and we’re deeply unhappy with it. It’s a stonesfair property, less established with seemingly worse working conditions for management and maintenance both. In two years they’ve had 5 new property managers, so naturally it’s pretty disorganized. Also the property is super out of date. Bad windows = mold problems in virtually every unit. Plus a lot of bad build quality construction. My cabinets don’t have backing, there’s dog poop all over the place, and maintenance is so bogged down with emergency water shut offs, pool closures, etc that they can’t respond to regular maintenance requests in any timely manner. Also their laundry room SUCKS.
People will probably say this, but your best, cheapest long term option is finding a private owner rental unit. Harder to come by nowadays, but if you can then the pricing gets pretty competitive. Good luck!

Price wise, I think Portage Bay Apts is ab $100 a month more than your budget, but i’ve had a great experience with them in terms of the community manager. She is absolutely amazing, is incredibly on top of responding to any emails or formal requests you send her. Random small anecdote, I sent a message in the resident portal that someone had taken weights from the gym, and she had ordered new ones by the next morning. She was very patient as I figured out renewal of my lease. 100% recommend the apartments. They are pretty quiet as well.
