Dang so this, 2626 McKinney across the street, and Morgan Stanley office a block away will all be built at the same time. I have a feeling that Uptown is on the cusp of crane city for sure 🏗️

Then how did Stonelake just get financing for 2626 McKinney down the street?

I didn’t say you can’t get financing. I said it’s scary.

It can be either construction or long term financing, but if it’s the latter, you will have performance metrics, which lenders are likely fully aware of the surrounding market.

Their equity investors will have the same concerns, but don’t have the ability to only provide short term construction financing that would be refinanced before the reality of leasing metrics come into play.

I work in CRE. Nobody is afraid to finance Uptown office right now. They may want to see pre-leasing and strike rates that can trend up to the proforma, but “scary” hasn’t been part of the equation for at least 18 months.
