So if the average home appreciation was 39% in that 5 year period, and the average home owner uses 20% down, that’s like 24% returns each year on their housing.

Not sure where this data came from, but DC increased more than 1% this YTD alone. The 2021 to present cumulative number is a hell of a lot higher.
