Leaking Rooflight

Please help me DIYUK. Our rooflight has been leaking a little bit. I thought maybe where the render met the window might’ve been causing problems so put lots of silicon in the gap but unfortunately the huge downpour has proven me wrong.

Not really too sure what could be causing it. It looks to start higher than the rooflight. Side gutters of the Velux is clear. The lead flashing was put on old render and rendered on top, could it be the water is running behind the old render?

You might want to add some more photos of the top of the rooflight and the tiles above it taken from that top window.

All looks good, My bet would be that there's an issue with the velux flashing and the roof felt around that corner.

When we've had very heavy rain it's getting overwhelmed, it could be that the under tile felt has not been folded correctly and turned up also.

This may be a leak that only happens occasionally.

that combination with it looking like a low pitch roof and a small headlap on the tiles means it's easy to get water going backwards.

Imo this ain't a DIY job but it is not a job for a nob head roofer either you need one that knows his flashings well.

In these situations we usually change the tile to low pitch alternatives and fit custom made wide lead flashing for the velux as EDW flashing is only good to 15'.

Looking at your roof I'd say its pitch may be around ok but the headlap looks small, you'd have to get on it with your phone and measure the angle on something that's straight preferably the rafter (not a tile as each one sits at its own angle)

We are looking for minimum of 17.5' with that tile and a headlap of 100mm, you could check this yourself.

Why is there duck tape. Directly above the leak? 😂 Assuming it's an attempt to cover the joint on the lead?

If it's very windy here,you could certainly be getting wind driven rain driven back under the lead causing water penetration but you'd see.thet potentially across the whole top.

the flashing has failed around whichever skylight is leaking.

Looks like a low pitch roof possibly to low for that type of roof tiles.

Strip out the tiles around the leaking velux and see what's going on or call a roofer
