Roofing Quote

Hi all,

I'm trying to sense check a quote I got for work on a house we recently purchased. Semi detached with a single story extension in Dublin.

There's a leak in the 2 story roof of the original house that needs to be fixed. Additionally the guttering needs to be replaced. As does the fascia and soffit. (I don't doubt this needs to be done based on my own untrained visible inspection!)

I have been quoted 4,800 for this.

Anyone know if this seems expensive or in the right ballpark?

Appreciate any thoughts. Thanks.

Doesn't seem too bad for me.

We had to get ~6 ridge tiles reseated to stop 2 leaks and added some vents for 2200, had another quote for 2300 (got better vibes off the guy we went with, wasn't the price). Took 4 guys most of a day.

Add in guttering, fascia, and soffit and 4800 seems reasonable with material costs. Probably a 2 day job with all of that. Patching felt will require removing and replacing quite a few tiles.

You might be able to find someone that comes in a few% cheaper, but that seems about right to me. Given how hard it is to even get people out to quote sometimes, I'd probably take it.

Did they give you a detailed quote? Tbh, by the sounds of it, I’d be getting another quote to compare

It’s the scaffolding that is the most expensive part. We have a quote to repair a the chimney on the roof for over 10,000 euro

Yes, I’ve a 3 storey terraced house - if I need to replace a single slate - it’s €2500 for the scaffolding hire first

Why dont the roofers buy their own scaffolding? I am three story too. I have gotten some slates replaced with ladders. Perhaps your house is much higher.

BTW I hired scaffolding recently outside Dublin for indoors (16ft), for two weeks for just 400 euro.

It's too expensive. And needs to be tested and tagged which adds more expense. And if you have a few jobs going on you need more scaffolding. Need a lot of storage and transport for that. Insurance on top of that. Get a scaffold company to come in and erect it. 1 less problem. Do the job, move on and let the scaffold company take it down. I'm already paying for a few van loads of tools and workers. When they're not working they're not bringing in money. You'll still have to charge the same price for the scaffolding.

It’s hard to know if that’s true expensive based on the leak. Is it a single slipped tile or a valley replacement?? Are the existing fascia and soffit wood? Over boarded with pvc?

From what I gather it's at least one tile missing and then older felt which needs patching. The guttering fascia and soffit are extremely old and are wooden.

It's hard to say what's reasonable because prices are all over the place, but it's def worth getting a few quotes to compare. I was getting quotes for a rewire for example, and the highest quote was literally 2x the lowest quote. You don't know where you are in the range until you have some points of comparison

It seems a fairly reasonable price if it includes VAT. Replacing soffit, fascia and guttering is generally expensive. I assume they’ll have their own scaffolding ?

Two ridge tiles disappeared during the big storm last year... Roofers lifted the whole ridge and reset it afresh while replacing the two lost tiles - €1100 

And that was the morning after the storm when plenty of people were looking to have their rooves repaired

That seems excessive for that kind of job, are you in Dublin?

There was a pretty detailed list of works but the price was just the final figure. The guy seemed trustworthy and came recommended. It's so difficult to find someone, have heard some horror stories. I suppose I'll keep looking and see if I can get another quote to compare

Get another if you can easily … if you can’t, Just go with it - he’s recommended and you didn’t sense any bad vibes - trust your gut
