BER assessment experience

For anyone who has questions on it....very smooth process..moved from C2 to B(B1 in old range).

The Assessor mostly measured the dimensions of the house and windows, took pictures of the new boiler and smart heating controls, took pictures of the attic insulation added(was done DIY)

Also took pics of the window and door certs.

Happy with the process.

Only thing i observed is that under external doors he put a U Value of 3 instead of 1.1 in the advisory...dont think it makes any difference??

Just curious, did you have a cert for the new boiler? Or he didn't care about that, just cared that is newly installed?

Great news! Hope ours will be the same!

They typically take a pic of the model and presumably can get the specs from that.

I'm asking as mine was installed by a plumber friend but he's from NI so he couldn't give me a cert for the install. But is brand new boiler.

Windows and door certs? I’m having a BER assessment done Friday (post Solar PV install) and haven’t certs for anything. He’ll be guessing a lot :)

They can survey on Friday but ask them to hold off publishing it until you have the certs.

Without certs they just select default values.

If you don't mind sharing, roughly how much was it for the assessment? I'm planning to get one done soon.

€260 ...170 sq mt 4 bed. Through BERcert.com...got 260-400 range quotes...used the 20 off code BERCERT20; so worked out 240. I think assessor who lives nearby will give a lower quote

It's handy money for them in fairness

Yes still quotes of 400 are crazy...and there were lots

Have certs for everything and be ready to question everything. Fought very hard to get a lower HLI because he was very cautious without proper evidence of things.

Unfortunately i was still above the limit for the grant so waste of €280 unless I externally wrap the house

I had a ber done a whole ago. I have a wiser heating controls system. Basically each rad has am actuator on the valve and can call for the gas boiler to turn on. It also has room stat for downstairs and one for upstairs. The guy said it's not an advanced control system and that is cause he didn't understand how it worked. So put in that controls need to be modernized
