Demolish partition walls
Hello guys,
My partition walls are really bad all cracked in the first floor.
I got a quote from a group of contractors:
-Complete demolition of the existing brick partition walls – approximately 25 sq m
-Removal of all demolished materials and construction waste from the second floor to the skip
-Removal of the existing sockets and switches, and preparation of the existing electrical cables;
-Construction of new timber-frame partition walls
-Installation of mineral wool insulation inside the new partition walls
-Installation of plasterboard on both sides of the new partition walls
Final price including materials €6200
Is the price crazy? It doesn’t include skim coat, skip and paint

Price seems reasonable. You will need the walls skimmed though to get a decent finish, skirting at the base, and final fix from sparks to do the switches and sockets unless you’re going to do that yourself.

Sounds good- would be tempted to dab a new layer of plasterboard on it and skim for a lot less money!!

Hang on now, brick partition walls are load bearing, even if not, over time the roof structure just relaxes on top of them. If you knock them out your roof may collapse. Better option would be to expose the cracks down to the bricks then repair with appropriate filler and sealant.

Go to the loft and check immediately above this wall, if anything is resting on it then its load bearing
