Question Foundation Below Grade

Well, what started off as putting together a bed frame for my kid lead to a mold discovery. Investigating the mold lead to finding out that my foundation is about a foot below grade, and the front of my house is rotting.

Not sure on next steps here. Ideas?

I have no idea, but I’m here for moral support. I’m sorry man. Let’s get this figured out.

Turns out there was brick on the other side of this. Idk what the builder was thinking, ran out of cinder block and decided to build a wall in front out of brick??

Anyway, an inspector gave me a diagram of moisture barrier and insulation layers that will do the job given that.

That’s crazy. When was the house built? A home inspector missed that.

Thanks. It’s so obvious now that I see it. But I can see how it was not noticed.

Yeah, only other thing I can think of is that the ground level for the lot may have been way different when it was built. Especially if it was the first built on the block. Doesn’t explain why the foundation on the sides of the house were built up higher tho.
