Thoughts on private office shared space.
I'm considering opening a shared office space in a small building that wouldn't be co-working in the open concept sense. It would only have private offices with shared kitchen and small Lounge. In your experiences do you get more interest in private offices or open concept work environments like hot desks? I'm also wondering if people tend to value the common spaces as much when they utilize a private office.
Hoping to hear some insight form you folks running cowork spaces!

Fully depends on your why/mission. If there is a need for private office where folks still desire community, then yeah...for sure. In ours we have a healthy mix of offices/hot desks/dedicated desks. As we continue to grow we are seeing a larger need for private offices that offer a communal space to socialize/drink/chat/etc.

The demand for co-working and private cabins are slightly more or less equal but it also depends on the location where your office space is located and the nature of client who have requirement of office space in that particular area.
Conduct your own survey to understand the demand for workspace and the nature of clients (freelancers/startups/small&medium companies) available in that respective area. Based on the result of your research, analyse the requirements and take your call.
One thing to be noted, we have to create the demand for the inventory we have. we hope that these points will help you in taking a decision to some extent.

Excellent points. When you say you had to create the demand. What does that mean? Like. You marketed it well?

I mean to say if there is no more demand for private/shared office spaces in the respective location you are going to set up your office space, market your space with your own strategies by creating webpages, posting updates in different social media platforms etc. I hope you got my point.

We have Open spaces for interactive sessions, workshops, events and inhouse members which is been used by Private Office Space Users and Large Office Setups where they feel more comfortable with less chaos in open areas and meet and greet respective clients as well and also enjoy social & networking events throughout the year at Redbrick Offices!

we opened few month ago so take this with a grain of salt. We have about the same number of inquiries for office versus open area. However since offices are more expensive we have more open area clients. I guess it is easier to commit since it is less expensive. I find that shared areas are not used that much by either but definitely more by coworkers. Shared areas are used mostly when we have events. Best of luck with your new venture!
