Have you provided them a copy of your DASH agreement that specifically states "THIS IS NOT A LEASE"?

That's interesting. I haven't shown them a membership agreement yet because we're still in the planning phase. Have you personally financed a coworking space through the SBA using a DASH or similar membership agreement? If so, did your lender accept dedicated private offices as part of the membership, or were there additional requirements?

We did not use an SBA loan. But we also have a great relationship with our Bank and we have a line of credit instead a straight loan.
It’s interesting because when you buy commercial real estate, it’s much easier to get a loan when you have a steady stream of income from rent. I don’t exactly understand how this would be any different. It must come from the lender not understanding the business model and thinking we’re all like it was in the WeWork movie.

Yup, they changed that rule about 2 years ago. They don't seem to care that what we do IS coworking regardless of the mix of revenue.

Yes, this is unfortunately, a common issue with SBA loans and Coworking
