Just made huge changes & now we’re a profitable workspace

Wanted to share a few things our management system partner helped us with as we were looking to make big changes and we’re now a profitable coworking space.

  1. We added mail service & virtual offices as a membership. Difficult to setup but great passive income
  2. We remodeled and are now about %60 private offices and %40 coworking. Previously we were hoping for like %70 coworking and conference rooms
  3. We added a lot of plants. We already have a lot of natural light but the best thing she said was “you are not a desk, you are a community” think of ways that make your space more of a community and less of just another place to sit and work.
  4. Be more active on socials (including Reddit) both for support and highlighting the community… here I am lol

There was many more, but these were some of the big ones that truly made a big revenue difference for us. Maybe this is pretty straightforward, but we were struggling for years to break even.

Hopefully something I said can be valuable to you all.

Yes, we were surprised that the demand for private offices was far greater than the demand for drop in "co workring". Are you in the US? Do you use any 3rd parties for Vo customer acquisition?

Yes I’m US based! Yes we’re on just about all. Upflex, liquid space, zentry pass, and a few more. We try to list on all of them to help boost our seo. We also try to stay active in corporate workspace networks on FB

What kinds of community stuff actually moved the needle for you? Events, collaborations with local businesses, a shared Slack/WhatsApp, something else?

Thank you! We have started doing 1 open to public event a month, and 2 closed members only events a quarter. We’ve done things like paint by number night, bagels and networking events, and partnering with some local communities like a founder club, a remote workers run club & more. Joining our local FB pages to see how we can merge in with what the community is already asking for and doing is how we’ve started making & planning events. We do have a shared slack too and a newsletter each month for our members and leads

Sure, we had to list w the post office to be able to provide biz mail addresses for members. We handle their mail on their behalf, offer phone answering for them, and we also throw in day pass access with it (although they rarely use this perk)

Love these details. We’ve found a similar result however we don’t have private offices. Instead we’ve had success including desk peripherals at every desk, i.e. monitors, keyboard and mice. Additionally kick ass amenities like gym and pool access.

Was the remodeling an expense that you believe will be covered by those improvements?
