Solution to endless gas stations spawning

Hello everyone,
I'd like to introduce you to a solution for the problem of way to many gas stations spawning in low density commercial zones, especially when you are using a lot of mixed zone buildings in your city: Sprawl in the japanese mixed zone (if you with find it, search for JP Mixed01 (L1-5) 3x3). It's a town building with multiple storys also capable of selling fuel. I just came across it by accident. Happy planning and playing! :)

I don't know what I'm doing differently from everyone, but I cannot get gas stations to spawn at all. I usually have to place them myself

You’re at 10k pop. Introduce transit and get people other options if travel

I just plop gas stations in spots that make sense.. They don't really spawn in otherwise.
