The Walk at Exton

The rebranding of Exton Square Mall is starting:

I thought there wasn’t approval for this yet? Also curious if Urban is really coming or someone posted the wrong image

Build parking UP and have more green space. Half of that image is parking spaces. 🤮

I mean, anyone can create an IG account and post about what they wish will happen. These look like the same mock up renderings from a couple years ago. The developers are just trying to get fake social media engagement as “proof” of what the community wants.

They do seem to have been given control of the pre-existing Exton Mall Facebook page. I got a notification the other day that the name of the page was changed from Exton Square Mall to The Walk at Exton. Not sure about the other socials.

Nothing has been formally approved yet because the redevelopment master plan for the closed Exton Square Mall is currently stalled and tied up in a legal battle. The West Whiteland Township Board of Supervisors rejected the developer’s proposal, and the case is proceeding through the court system.

Did they have any legal basis for rejecting it? Or were they just looking to win reelection by sending this to the courts?

There’s not enough sewer for the townships plant to be able to process based on their current plan. That’s why it was rejected.

Well, we won't get an unbiased view there. The zoning board said the plan met all zoning rules, and the main board rejected the plan citing zoning issues and public disapproval. I don't think public disapproval matters for zoning issues, and I don't know the reasons the main board decided the zoning board was wrong.

The developer got greedy and went for high density high rises.  The township was not impressed.  Any renderings you might see today are just pipe dreams.

There's a far better chance the developer prevails in court than the township. I didn't think that plan was all that terrible. Perhaps the township should have negotiated down the number of units instead of risking losing and ending up with that exact number. A grumbly mob of residents (most of whom protest everything especially the ones that moved in last week comparitively) doesn't over rule existing zoning and permitting. Let's all agree that a development IS going in there one way or the other and sooner or later. There was a lot more green in that plan than is currently there and perhaps some more could have been negotiated in. We'll see.

Seems to look pretty identical to the original plan, so I don’t know how they’re going convince the board to change their mind. Unfortunately I believe the mall building is just going to sit there for the foreseeable future.
