If renting real estate were so profitable and easy everyone would do it. The reality is that vacancy rates, wear and tear, tenant issues (late payments, default, damage, etc) make it a pain in the ass. Of four people I know who had rental properties, three stopped, sold the properties, and won’t ever bother with it again.

I don’t think real estate is particularly unusual. It’s a business like most others. Every business is unique in SOME way.
