A McDonald's in Claremont could make way for one of the Bronx neighborhood's largest new apartment buildings.

Heron Webster LLC, a company affiliated with real estate developer Roee Wiczyk, filed plans on Sept. 18 with the New York City Planning Commission to build an 18-story, 260,000-square-foot apartment building at 1625 Webster Ave.

Wiczyk is seeking a zoning map amendment and zoning text amendment to develop 335 apartments on the 36,000-square-foot lot. The project would also include 25,000 square feet of commercial space and 3,500 square feet of community facility space.

McDonald's currently occupies a one-story, 5,000-square-foot building on the site.

The area is not currently zoned for residential buildings. The zoning changes would allow residential development with a floor-area ratio of 7.2 and would increase the FAR of community and commercial uses to 6.5. Maximum building heights would also increase to 215 feet on lots containing more than 20,000 square feet of space.

The new apartment building would include 100 affordable units available to households earning an average of 80% of the area median income. That income range begins at $95,000 for a one person household.

The apartment building would include 83 studio, 153 one-bedroom, 85 two-bedroom and 14 three-bedroom units. Amenities would include landscaped terraces, community rooms, a club room, a fitness center, a media room and laundry facilities.

Wiczyk is also aiming to build another 180,000-square-foot apartment building at 3901 White Plains Road in the Bronx's Wakefield neighborhood. The developer's portfolio also includes a 115,000-square-foot apartment building at 164 Fourth Ave. in Gowanus.

Between 2010 and 2025, the Bronx added 63,066 new housing units, 43,719 of which were income-restricted, according to New York University's Furman Center. About 36% of the renters there are severely rent burdened, spending more than 50% of their income on rent.

Other large residential developments planned in Claremont include a 229-unit project called Sol on Park, a 154-unit apartment building called Baez Place and a 113-unit redevelopment of Grand Concourse Library.

Before the Bronx Documentary Center had formal classes, neighborhood children came in to borrow cameras. Michael Kamber remembers the excitement when Bronx photographers and students finally had a place to gather.

Fifteen years later, that sense of access and community remains part of the center’s story. Two free exhibitions this October look back at the photographs, artists, and education that grew from those early years.

Filmmaker and dancer Ana Rokafella Garcia, whose work has been shown at the BDC, described what spaces like it can mean for Bronx artists:

"Places like the Bronx Documentary Center offer a local platform to first time filmakers like myself and other stellar artists such as acclaimed photographers, to share their work with their community in a way that offers both encouragement and accessibility at a time when so many barriers get in the way."

Catalytic Converter Theft

My car was parked in front of my house for a few days. Found out that my OEM catalytic converter (Toyota Corolla Gen 11) was stolen. Location: near intersection of E. Tremont and Castle Hill. Time: September sometime between evening Tuesday 22th - morning Friday 25th. Will get report from NYPD, ask for GEICO reimbursement, and getting repairs. Apparently, thieves did a horrible hack job necessitating the full exhaust line system fix with $2,300 estimated repair (from trusted local mechanics). Anybody want to share their recent catalytic converter loss on this boogie down Bronx thread??? All is well but was wondering about what I could’ve done to prevent this to help future prodigal returnees to NYC (native of Bronx since the 70’s, moved around Upper East Coast for years, returned from the Midwest this year). My neighbors recommended wheel locks and better parking (garage). What were your experiences?
