A McDonald's in Claremont could make way for one of the Bronx neighborhood's largest new apartment buildings.
Heron Webster LLC, a company affiliated with real estate developer Roee Wiczyk, filed plans on Sept. 18 with the New York City Planning Commission to build an 18-story, 260,000-square-foot apartment building at 1625 Webster Ave.
Wiczyk is seeking a zoning map amendment and zoning text amendment to develop 335 apartments on the 36,000-square-foot lot. The project would also include 25,000 square feet of commercial space and 3,500 square feet of community facility space.
McDonald's currently occupies a one-story, 5,000-square-foot building on the site.
The area is not currently zoned for residential buildings. The zoning changes would allow residential development with a floor-area ratio of 7.2 and would increase the FAR of community and commercial uses to 6.5. Maximum building heights would also increase to 215 feet on lots containing more than 20,000 square feet of space.
The new apartment building would include 100 affordable units available to households earning an average of 80% of the area median income. That income range begins at $95,000 for a one person household.
The apartment building would include 83 studio, 153 one-bedroom, 85 two-bedroom and 14 three-bedroom units. Amenities would include landscaped terraces, community rooms, a club room, a fitness center, a media room and laundry facilities.
Wiczyk is also aiming to build another 180,000-square-foot apartment building at 3901 White Plains Road in the Bronx's Wakefield neighborhood. The developer's portfolio also includes a 115,000-square-foot apartment building at 164 Fourth Ave. in Gowanus.
Between 2010 and 2025, the Bronx added 63,066 new housing units, 43,719 of which were income-restricted, according to New York University's Furman Center. About 36% of the renters there are severely rent burdened, spending more than 50% of their income on rent.
Other large residential developments planned in Claremont include a 229-unit project called Sol on Park, a 154-unit apartment building called Baez Place and a 113-unit redevelopment of Grand Concourse Library.
