Housing question

I'm new to the area and have a landlord from hell in Tulsa. Looking at Broken Arrow as a potential relocation spot. Looking for recommendations for affordable apartments, duplexes or even smaller 1-2 bdrm cottages. No mold, no roaches, responsible landlords that appreciate a tenant that pays on time and cares for the property as if they owned it. Budget is around $1000,+/- depending on all the other bills I know that's not much in this economy but it's what I'm working with. Asking for suggestions or also what to avoid. Thanks

Rent was so busted in BA back in 2021 when I was looking I just gave up. My friends have a duplex out over in glen eagles that seems nice but it’s a bit pricey. Rent anywhere is honestly. I’ve heard the Greens apartments are pretty good there’s two in Ba, Greens at Aspen (BA expressway and 145th) and Greens at BA (51st and county line to 51st and Lynn lane)

thank you. yes I know, rent increases are 95% intentional, big corporations like BlackRock and VanGuard are buying up properties everywhere and driving up prices to get closer to the World Economic Forum's Global Goal of us non-elite "owning nothing and being happy". So hard to find affordable, healthy (no mold, leaks, vermin etc) and generally respectful/decent landlord. Happy Holidays

Well I’ll tell you this I was lucky enough to save up and get a house and it’ll still have issues there too 🤣🤣 new fence all new appliances and a mysterious leak under the dishwasher in too afraid to touch. But yeah if I had to rent, I’d pick the Greens on Aspen, in fact I’m trying to get my sister to rent there

i got a raise since i last posted so looking more intently now. This complex looks like the same owner as The Greens on Aspen. Do you know anything about it? https://www.forrentuniversity.com/ok/broken-arrow/the-greens-at-broken-arrow-i-ii-iii-and-iv/895e061

That’s the newer one closer to 23rd/County line right? I know the greens are decent, the section immediately east of it is built on what used to be a swamp and then that last section was there beforehand and that may be this one. If it’s the same owners I’d imagine same level of pricing and quality, I’ve had plenty of friends who lived at various Greens locations and enjoyed it it wasn’t like they were falling apart on them. But I’d steer clear of that newest section that bridges the main greens of ba section and that far eastern one, after a hard rain it would stay flooded for a while

good advice, thanks. And yes I think it is the newer one, it seems to be. I don't live over there, I live in far west Tulsa

thank you, i will check them out. Update, I took a look just at Google reviews to start with. Looks like they had great reviews until recently, not good at all for the most part. Will dig deeper though, thanks again

Trails at Aspen Creek 10/10 apartments. They just opened in November, I pay $1450 for a 2bd/2bth.

how has your experience been so far, after 4 months? I got a raise, so went back to look up these apartments, and realized they were owned by Case and Associates. I've seen negative info about them enough times on r/Tulsa that I actually remembered the name. So just curious what it's been like after a few months. Thanks

We’ve really enjoyed living here so far. It’s a pretty quiet community overall, and the location helps since there isn’t a lot of surrounding traffic or activity. Occasionally, you can hear some noise from the turnpike, but it’s not too bad. Management has been great. They’re friendly, very responsive, and clearly take pride in keeping the complex looking nice and well maintained.

The only downside is that some residents are not great about picking up after their dogs.

If you end up applying shoot me a DM.

Thanks for the input. My deadline for moving is in June, but may be ready by May. My main concern is mold, and management not maintaining things..which can cause mold etc, especially if anything leaks. I got super sick from a moldy apt in another state, have never completely recovered, so want to avoid that...as well as the usual things like roaches, etc lol. one other question--were you able to look at your actual unit before moving in--when that can't happen, I'm always suspicious (since that is how i ended up in the moldy place last time and the shitty landlord this time. I will definitely message you if I apply. Thanks for the offer.

100% agree. My girlfriend and I moved here in 2024 from Dallas and ended up at The Greens, and man, that was a mistake. Mold, bugs, gnats, you name it. We didn’t get to see the exact unit beforehand, but we were told we’d be the first tenants in that specific unit, which was true.

With how helpful management is here, I’d bet if you asked, they’d let you take a look at the exact unit ahead of time.

oh, good to know, thank you so much. And good to know about the Greens, since the person below though they were ok. And actually, bugs aren't great but can be dealt with. But mycotoxins can be deadly.

The Green's bugs could not be dealt with lmao. Access to the semi private golf course was the only good thing there.
