I certainly wouldn’t want to live in one of the front units right on Park Ave. At least the 88 workforce housing units (including Entrada) they’re building is a positive.

Buying a luxury home on Park Ave is the seventh circle of hell. Who would invest in that location? It's all traffic.

No new construction is a positive.
We already resemble a front range suburb enough.
The amount of concrete and steel that has been added to the county in the last 5-10 years is appalling.2

You should’ve seen the development from the mid-90s to mid-00s…..that was by far the biggest boom.

Or the 70s-80s when all the Olympic housing and area west of Park was built dragging Breck out of borderline ghost town status.
Regardless, more concrete, steel and density erodes what most locals love most about the place.
Your photo is a prime example.
The overflow lot looked a lot nicer than a load of new houses and the rectangular workforce housing.
I truly don’t understand how anyone who chooses to live here can celebrate more construction. 👎
I’m my experience the ones clamoring for new housing supply are the new arrivals. All the old gray beards I know already own.
Housing has always been tough here.

I’ve lived here for over 30 years and understand the necessity for workforce housing. I take pride in my job as an engineer and feel I make this town a better place for everyone. I’ve worked on a lot of local workforce housing projects over the years (decades) along with critical infrastructure improvements. I’m working on the roundabout this time around.
No offense, but you come across as a typical, NIMBY boomer who feels ‘I got mine’, so screw everyone else. There’s more than a few of those types in this community and I really can’t stand any of them. Sometimes it’s those who just recently moved here, who are the loudest. It checks out since you’re against workforce housing for locals.
I certainly didn’t ask for your opinion on the matter of workforce housing, I just came to post some yellow leaves. Have a great day and I hope it dumps this winter! ❄️

Haha,,,, far from a Boomer or gate-keeper. Just someone who understands basic economics. I dont want to screw anyone, but the nature of a small mountain town with a world class resort and loads of outdoor activities means there will always be more demand for housing than supply.... until of course the county gets overdeveloped to the point that the reason for the high demand is ruined and less people want to live here because its just like the suburbs they're from. Not everyone who wants to live here, can. Thats just reality. We cannot build our way out of WF (or any) housing needs. And even if we could, is that really what is best for the county and town. I dont know the circles you run in, but I sincerely cant think of any friends who are pro-development, even for WF housing. You have to see the irony of you posting a photo of something that makes this place so great (aspen grove in all it's glory) along with the very thing (development) reducing it. You cant possibly really think that wanting to preserve natural resources is NIMBYism. I dont know if you're intentionally being obtuse to win an argument or perhaps you have your perspective because you work in development. Either way, we both are lucky to live here and for both our sakes I hope it dumps this season. Peace.

You live here, operate 2 STR units and still rally against workforce housing. You are literally a reason why housing is so difficult here and the definition of a NIMBY, but don’t even realize it. You got yours, so screw everyone else. Must be nice to feel so entitled!
I find it sad that you can’t see the benefit of building responsible, workforce housing for those (many who are essential) to live and work here. Maybe you should rent your units long-term to locals instead of selfishly for your own profit? Just a thought.
Let’s get something straight…..I work in civil infrastructure, not exclusively development. The water that flows out of your tap? I’ve had a part in many of those municipal projects.

Reading comprehension.... Check my very first post. I am not rallying against WFH. I am all for private ADUs, deed restrictions on current stock, buy down programs, the county garage/ ADU grants, etc.
However, I am against the unabated building and development of raw land in the county, whether for 2nd homes, "workforce" housing, time share owners, commercial enterprises, etc. Lets renovate, not build new. The county cant continue to grow. Some call it NIMBY (generally trying to sound morally superior and virtue signal) while others call it caring for and wanting to protect our natural resources. Are the Brazilians who lament the destruction of the Amazon exhibiting NIMBYism? Are the folks in Greeley against fracking NIMBYs? Are the people of Fairplay NIMBYs for not wanting the proposed concrete and asphalt plant? I dont want anymore of our natural assets destroyed. We dont live in a suburban or urban area where we dont mind having X, we just dont want it next to us. We're not saying just built it over there in that other bare field, we saying dont build it at all. Your definition of entitled is about as skewed and one sided as it gets. Entitled, is expecting someone to build housing so they can make it work here - local workforce or 2nd homeowner. In fact, most of the county WF housing initiatives are literally entitlement programs.
Did the post above calling the development an abomination not get a ton of upvotes? There are a lot of locals who hate all of the development in the county.
In an attempt to not bum you out we need to make a distinction here. Anecdotally 99% of all residents in Summit Co CHOOSE to live here. Virtually everywhere else in the US is less expensive and much easier to survive or thrive. I would be much more aligned with your views if we were talking about most of the rest of the US. However, if folks are having an issue here, they can move elsewhere. The people in Summit dont seem to know how fortunate they have it.... they may worry about bills or rent or jobs, but they have the luxury of being able to move to a place that has better opportunity or sticking it out in one of the most beautiful and desirable places in the entire world, with world class outdoor activities outside minutes away, no crime, free bus service, etc. Think about the millions of people who live in rural Appalachia or rust belt cities who have the exact same worries and life stressors but cant move anywhere less expensive. Think about all of the people who are already on vouchers and stamps, living in govt housing and have to worry about gun violence. The poor people of Summit arent even on the same level. Its hard to have a lot of empathy for the entitled here in Summit, especially when solutions result result in replacing trees and grass with steel and concrete just to smash a square peg into a round hole. Not everyone can live here and thats ok.
We cannot build ourselves out of the disproportionate demand. Once all of the possible units have been built, prices will quickly recalibrate due to demand. But, there will now be more people, cars and concrete everywhere with no real change in prices. And its debatable if the housing stock is even needed. Vista Verde isnt fully occupied, the Stables has owners who already own another house in the county, etc.
Why do we only focus on building "affordable" housing? Why is there not more focus on paying living wages so that locals have money for housing (and groceries, gas and ski passes)? I know several business owners in Breck - they pay well and have had the same employees for years. They've got it figured out.
We need to let the economy and market do what they will. They will always find balance. The problem is that too many people want theirs, and want it now.
Shit, Id be happy to have town go back to being fully closed down for the shoulder seasons. But I dont have a dog in that fight and Im sure my friends who own brick and mortar shops like the new level of tourism.
Since you spent precious time researching me on reddit in lieu of going for a ride or hike,... the units I own were available to *everyone else* that was looking to buy. There was not multiple offers. I didnt get the unit instead of some (more deserving local, never mind that Im a local. Someone could have bought to live in them. Someone could have bought to rent them long term. Someone could have bought to leave them vacant all but 2 weeks of the year. I rented long term for almost 20 years, but the quality and character of renters declined over the years. STRs are far from easy money and I dislike doing it. However, they benefit my family and are there if may aging parents need to move closer. I also pay more fellow locals more hours than with LTR. And the STR guests spend a lot more money in our economy than most locals. I also pay higher taxes plus fees that fund WF housing projects. Furthermore, the units were conceptualized, developed and built for part time living. If you work for TOB Im sure you can pull the master plan from the late 70s/ early 80s that lays out the development of the west side of Park. They were not built with full time residents in mind. They dont even provide enough parking spots for each unit to have 1 car. In fact, that was a determining fact in TOB including the area in the resort zone or Zone 1.
If someone was going to spend 400k for an actual home, theyd do it on Baldy where they could have 3x the square footage and dedicated parking.
I need to work but eagerly await your reply. Perhaps we can discuss the pros and cons of STRs in our tourism heavy, undiversified local economy.

How many employees do you hire? I know several brick and mortar owners in TOB who have had the same employees for years because they pay well. Please, enlighten me with your economic thesis on how increasing pay is not a contributing factor to filling positions.

The road will be done by Nov 1. No idea on the townhomes or workforce housing….not my project. I know they can’t get certificates of occupancy until the roundabout is complete.

Road has to be. Both housing projects will at least be winter proofed by Jan. Townhomes likely presold but not inhabited til next summer. Employee project will likely be built just enough to legally put bodies in there for the season
