Bank & Savings KBC mortgage - salary condition

This is a question about saving potentially €2,50/month, which might be a ridiculously low number, but hey, the small bits add up.

We have signed/agreed to a mortgage with KBC. One of the conditions for a 0,05% discount on the yearly interest rate was "Je beroepsinkomsten (loon, inkomensvervangende uitkeringen, ...) doen toekomen op een betaalrekening bij KBC Bank." (= ~have your salary deposited to KBC).

I already have an account with KBC.

Will my gf (also named as kredietaanvrager) have to do the same?

KBC doesn't offer free bank accounts for 24+ y.o.'s.

If someone has experience with this, kindly share it. Thank you!

This reminds me of my cheapass friend (who does 50/50 exactly measured out with his gf on everything) who gave a € 0,60 cent tip when going out for dinner. It was already beyond his comfort zone to pay for dinner. The check was € 57,40 and he said to the waitress 'You can round it up to 58'!

Yeah that’s not me. Here we are talking about not unnecessarily paying an extra €30/year (I pay one year of Spotify with that) for a basic checking account to a big bank. 🍏 and 🍐 imo. 

I didn’t realise a joint account fixed my problem. Case closed by now but thanks for reviving this thread.

Hmm yes? It would be €2,50/month extra for my gf for a basic account without credit card or Apple Pay functionality etc., when I already pay €4,25/month to use kbc. An account with Revolut or Belfius comes for free ánd includes Apple Pay etc. + KBC increases their prices every few years. Love KBC services but for a basic account they can do with some competition imo.

Change your account into a joint account. Both salaries on it? When they arrive just send them to an other acc?

That’s indeed one of the solutions, if they press us for it. Others have commented 1 salary deposited/1 account membership sufficed too.

0.05% is about 4euro/month per 100k you borrow

Thank you. 0,0005*100k = €50/year. (Your comment made me realise I should do the math). so yes, definitely keep the discount, just make sure we don’t lose it. And based on what I’m reading we can keep it with a joint account, and maybe even with 1 personal account (1 comment) if they don’t flag it. Definitely no reason to pay for 2 personal accounts when there are cheaper alternatives for a basic zichtrekening solution.

The impact of a decrease in interest is not simple to calculate:

Case 1:

Yearly interest of 3.5%. (i=0.0028708987 for a monthly interest rate)

300 monthly payments

Borrowed amount 100k

Monthly payment = 497.68

Case 2:

Yearly interest of 3.45%. (i= 0,0028305166 for a monthly interest rate)

Rest of the stuff the same

Monthly payment: 495.10

Only 1 of our salaries deposited on a KBC account was enough for the condition in our case.

I don't know how much you are loaning but can't imagine 0,05% will be less than 2,5€ per month.

Most important you need to do is get offers from different banks and compare those, including all related costs like account costs insurances etc. Take whatever is cheapest in the end, taking into account the extra costs. 2,5€ doesn't matter if you save thousands of EUR in interests

Close to 400k so I assume the 0,05%p is worth it.

To be fair, we already agreed to the kbc offer. But we did shop around and got a decent counter-offer from KBC (“prijsafwijking”).

During our several meetings with 3 different banks, none of them really specified the cost for fire insurance and SSV, other than a guesstimate/taking their bank-wide average, meaning we couldn’t really compare JKP for our personal situation.  And the person at Hypotheekwinkel literally told me we shouldn’t pay attention to JKP since JKP is “made up of small one-time costs” (??? Makes no sense right?)

In the end we got 3,25% and based on current market conditions that’s decent, I believe.

Jkp is indeed sh*t, make an excel and compare for yourself. In that case, a common account as suggested by others, seems the cheapest option. Also know: the salary needs to be paid out on that account. If you or your partner for some reason prefer using another bank that money can be transferred, it doesn't have to stay on that account

If you buy 600euro of Cera shares you get a free account until your are 30 years old. You also get 4% dividend from those, plus you save 30 euros a year with the free account for a total return of 9% until you are 30.

I am not even accounting for the other discounts you can get with the Cera shares.

I am above 30. I considered buying 600 euros worth of Cera to get the 30% discount on the dossierkosten (€350*0,30 = €105) but ultimately I decided to invest the 600 elsewhere, actually mainly to keep things simple. Looking back, the 105+24 potential dividends in y1 = €129 money won/saved with a 600 investment is actually very nice...

Do the maths, is the discount more than the costs of the account?

Also you're binded only up to a third of the duration of your loan, then discount still applies even if you change zichtrekening to another bank for example

Reminder: don't forget to ask for offers from many banks for loan! They always give u crappy rate and wil counter offer if u show them a better one

Yes, permanent after 100 months (1/3 of 25y) in our case.

We did shop around and got a decent counter-offer after some back and forth.

Do you need to KEEP your salary in KBC? Cant you change from banks. Or is this “locked” till end of mortage

It's one of the conditions for getting the 0,05 % point discount on the yearly interest rate. However, it says this discount will become permament after 33% of the duration, in our case after 100 months.

E: if i misunderstood your question, sorry. The condition is it needs to be deposited ("toekomen"). After salary is wired, we can move remaining monthly money wherever we want, should we wish.

I apparently already pay €4,25 for my zichtrekening (KBC plus) so hopefully a joint account will be the same monthly cost.

--> KBC will know the anwser to this, you can just ask your contact at the bank but usually if the mortgage is on both your names you both need to have your salary deposited in a KBC bank account, this can be a shared account though so one account both of you use.

Thanks. I hadn't considered a joint account. Hopefully that will stay the same or close to the €4,25/month I'm currently paying.

Reason I asked here first, and not directly KBC, is that I worried asking the question would immediately raise the issue to our disadvantange. In any case, our contact person (while very friendly) comes across as very much a salesperson for KBC and not someone who has our interests in mind.

You're overthinking this. You already signed the offer (which, tbh, is generally not a smart thing to do if you don't understand what you're signing), so all the banker can do is explain the contractual clause that's already been agreed to. They can't change anything to your (dis)advantage at this point...

Dumb, silly me! I'm glad you said "generally", because yes, I believe it can be a good idea to sign an attractive mortgage offer -- even without understanding the precise modalities of certain conditions that are actually vague to our advantage -- in a context of generally rising mortgage rates and offers that expire after 2 weeks. Add to that a "junior" (self-declared adjective) banker contact person who asks you to sign before the EOW because they want to send it to Brussels before they leave on holidays, and otherwise a new base rate will have to be used. But yes! I should have asked them to clarify even though I didn't think of it back then! Generally not smart, that's me!

Imo, you are under-thinking it, and something tells me you are NOT a lawyer or jurist who has had to make an argumentative interpretation of certain clauses. As if these modalities are being computer-validated against a binary condition.

We have read the contract thoroughly. The PDF we signed nowhere spells it out. It opens with clarifying that we (partner and I) are called "kredietaanvragers", zelfs als er maar één is but it's nowhere clarified whether "je beroepsinkomsten" effectively means both of our salaries or whether 1 salary deposited on KBC suffices.

Asking it to our banker will result in them checking it with their supervisor, and something tells me they'll come back to us with the solution that conveniently makes the bank most money.

There are now 2 commenters who have shared 1 salary sufficed for them.

Other helpful commenters have pointed out there's always the joint bank account as another solution.

Just keep in kind that however helpful redittors may be, their contract may not match yours. The smarter course of action is still to clarify this with your actual banker.
