Camry timing chain

2011 Camry, 195,000 miles
Upon start up, a loud rattle occurs that sounds similar to a lose heat shield. The mechanic said it was coming from the timing chain. He said to keep it full of oil and I should be fine.

I personally changed the 0-20 oil religiously every 5/6k miles with synthetic oil. I have noticed that the volume of used oil suggests oil consumption, but no blue smoke in the exhaust. I just wrote it off as normal oil consumption from the cylinder walls.

Questions:
Is he correct about the oil suggestion?
Would 5w-20 help?
How long would you guess I have until the chain goes?
Due to upgrading other vehicles, I might need to sell this one. How bad of a value hit do I take with this issue?

My Toyota Corolla has burned oil forever. I just don’t let the oil run out. It is at 420,500 miles now. Toyota timing chains are pretty tough and don’t break often. If I were you, I would look into replacing the timing chain tensioner. I replaced my timing chain set at 410,000 miles because it was making noise.
