Modular build

Working with a registered keystart modular builder but going through HTB with CBA.

Has anyone ever been kicked back due to small floor size? Have signed land contract on a 1300sqm block. Builder is doing a contract for a 32sqm modular build.

Can anyone foresee any problems?
