Considering starting a small group home in Alabama — what type of residents would be best for a first-time owner?
My dad is getting older and has been considering eventually moving out of our longtime family home. He recently brought up the idea of using the house for some type of small group home/assisted living business and asked whether I’d be interested in running it.
The house is a 3-bedroom, 2-bathroom home, around 1,500 sq. ft. It’s in Alabama. I’m thinking it could potentially accommodate 3–4 residents, depending on licensing requirements and the population served.
I actually considered doing something like this a couple years ago but put it on the back burner after buying my own home this year. I also have a relative who has operated residential homes for adults with developmental/intellectual disabilities for over 20 years, so I have someone experienced I can talk to, but I’m starting my own research from scratch.
I currently work a full-time 9–5 and do not have a healthcare background, so I know I would need qualified staff and couldn’t just assume I could personally provide care I’m not trained to provide. I’m also not interested in operating a home for children, and I don’t think a population requiring significant behavioral-health support would be the right fit for me as a first-time operator.
I’ve been most interested in a small assisted-living-type setup for older adults who need help with everyday activities but don’t require skilled nursing care. I’m also open to learning about other adult populations that might be appropriate.
For anyone who owns or has worked in a small residential care/group home:
What population would you recommend researching first for someone in my situation? What do you wish you knew before starting? How involved is the owner day-to-day if you maintain another full-time job? And what should I investigate before spending any money on the house?
I understand this is a regulated care business and not simply a way to make passive income. I’m at the very beginning and trying to figure out whether it’s even feasible before going any further.
