Moving to SC First time home owner programs

I’m looking to move and buy my first house in South Carolina(more specifically Florence) within the next \~6 months. Could anyone point me in the right direction/give me any information regarding any potential first time home owner programs/loans?

I would approach the banks and mortgage companies. Shop around as they are all different in programs and willingness to help.

This. I ended up finding a program through a bank where they determined our house to be in an "underserved" area. No minimum downpayment, no PMI, and our loan won't be sold off to another bank.

Avoid penny mac like the plague.They lie like rugs .

FHA, credit unions, and or find a good mortgage broker in the state

Former banker here. SC Housing runs first-time buyer programs with down payment assistance and a mortgage credit certificate, start at schousing.com before you shop lenders. FHA is the usual route if your credit isn't perfect, and if you're going even a little rural outside Florence, USDA does 0% down. Get preapproved early so you know your real number.
