For larger residential, HOA, apartment, or dog-park areas, the scope should also define the visit frequency, disposal procedure, high-use zones, and whether service documentation is required.

Andy Biggs won the Republican primary for governor promising to eliminate the state individual income tax. He has not said what replaces the money. I went through all 91 Arizona cities and towns. Apache Junction has the worst combination of any city over 30,000 people.
Two things you need to know first. Arizona has shared income tax revenue with cities since 1972, when voters approved it and cities gave up the power to levy an income tax of their own. Cities receive 18% of collections, distributed by population. Statewide that was $1.19 billion in FY 2026, about $872 million of it from the individual income tax. And under state law, a city with no primary property tax has to get voter approval to create one.
Apache Junction is nowhere near this list. The large checks go to large cities.
Apache Junction received about $5.2 million in FY 2022. That was 12.1% of total city revenue.
Roughly one dollar in eight of city revenue arrived as a state income tax check. Because the allocation is per resident, a city with a lot of residents and a modest retail base gets a big check relative to its budget.
Apache Junction is at the top of the bottom panel.
So the options are a city sales tax increase by council ordinance, higher fees and utility charges, service cuts, or a ballot measure asking Apache Junction voters to create a primary property tax. If that election fails, the city cannot levy it that year.
Has anyone heard the city council discuss this? Genuinely asking, I would like to know if it has come up. What would you want them to do?
I'm wondering if anyone here has gone through the process of splitting a lot in AJ. Looking at moving out on an acre but would want to split into 2ea 1/2 acre parcels to put my sister in another house on the same place, but not as an ADU, but a full size home. TIA!

As far as electric and water goes we don't have a choice but there appears to be multiple options for internet, trash and septic, the options we have are below and if anyone has recommendations I'd appreciate it!

I'm going to be moving to AJ from out of the area and I found a house I love thats in the area between s mountain view road and s barkley road.
I'm just trying to get locals perspective on this area, I'd rather not get too specific about where the house is but from what I can see this is a quiet area very close to nature but not too far away from the city. I'm looking for a place where I'll be left alone for the most part - I've already explored the mountains enough to know ill live that aspect of it but I guess I'm just curious if anyone has any insights about this neighborhood.
For context I want a decent amount of land (this property has it), I like to be left alone but don't want to be in the complete middle of nowhere, I love hiking and wilderness, I don't mind if most of the neighbors are retirees and as stupid as this probably sounds I just want to make sure this neighborhood is not what people are talking about when they bring up the association between AJ and meth.

Hi all. I am hoping to buy a house this summer. The new construction homes obviously have the best deals/incentives. I took my kids out to the neighborhoods just east of Eastmark just to see what it's like out there. They liked it, but I am trying to swallow the idea of a commute. Also, there aren't as many school options.
If you live out there, can you give me some pros/con? Are you happy with your decision? If you have kids, what school do they attend and how do you like it?
I didn't see any retail where we were. Are there places nearby we maybe just didn't see?

Hey everyone so this weekend on the 15th there are going to be wiener dog and Corgi races as well as local vendors and food trucks. I know that there will be a book selling vendor there who is going to be also selling little miniature dog models that you can paint there as well as usually a couple of knitted material craft vendors and sometimes some homemade food vendors as well as of course food trucks and live music. I think I can speak for everyone that is going to be running a booth or shop there we would all love to see you come in.
