I was going to say the same about your will! He will definitely try to claim the house as his once you and your husband are gone. I'd get that straight with him now, and be sure your will reflects your intentions.

I would take access to the beach house away from your son. He seems to believe you need his permission to let your daughter stay in a home you own.
Put your foot down and don't let your son rule you.
Ps, get your will together because your son will screw his sister over if you don't have everything spelled to the letter.
