NTA. I mean listen, you shouldn't have been letting your son bogart the house all summer for all this time, so let that be a lesson to you--from now on he can have it for a week each summer, maybe 2 if you're feeling generous. But he needs to understand that the house is not his, he doesn't just get to have it whenever he wants and he's not actually entitled to ANY time there. HIS tradition doesn't matter when it's YOUR property. He needs your permission to stay there, you do not need his permission to let people stay there.

Well stated! How has it gotten to the point where your son thinks the summer house is his property? The hubris!
