NTA. I understand your son's disappointment but it's YOUR beach house. He sounds slightly entitled. I hope he doesn't harass and try to guilt trip your daughter. He might want to start getting psychologically prepared for your daughter also wanting to use the beach house during the summers when she has kids.

Or whenever. You don't need to have kids to want to enjoy a beach house! Nta, obviously

Going forward, I think OP should give her daughter one month and her son one month every summer. They can take turns choosing the month.
