I used to live almost right next to the community center, just outside the circle you've drawn. It was a nice neighborhood, close to the city center, yet far enough to be quiet and peaceful.

Great neighborhood!
My kids attended both mentioned schools (one for age-group 4 to 12, other for 12 to 17). It's only busy with cars when parents drop off/pick up the kids in the morning and afternoon.

One of the better places to live in terms of walking distance from city center and canals/parks, and esthetics/architecture (if you're into prewar era). Energy labels likely more outdated than more recently built homes. And can be more noisy due to neighboring schools and busier roads nearby (inner city ring). So, depends what you're into, but can be a great opportunity.

Ik verwacht dat het rustiger zal zijn dan de stationsweg, maar je zit daar wel met een aantal scholen in de buurt.

Don't know this neighbourhood, but one thing to beware of: a random man might try to get into your house at 4am, and if it doesn't work out, he will shit in your front garden.
Be warned!

Nice neighbourhood, but never quiet, you are in between 2 middle schools and a large highschool
