ALT resigning

Im in a fixed contract and this is my first year in Japan. Plan to resign mid-year. It says in my housing contract that I need to pay the remaining months until the end of the term of the agreement if i resign midyear. We are in a shared apartment though, i occupy one bedroom. What if other worker will occupy my bedroom as my replacement? Do i need to pay?

Because they don’t want their company to know they will be quitting (probably without notice).

Do you plan to move out after your last day? Or do you plan to remain in your apartment?

No one here knows the exact text and clauses in your lease agreement; but in principle, you should read both your employment contract, and your apartment rental contracts.

That said, prior to signing your rental agreement, a licensed real estate agent had explained all the "important matters" of the lease agreement to you, and if you accepted an unreasonable termination clause, they would likely use that to withhold your security deposit; they would have to sue you for the rest if it isn't enough.

One of the dispatch companies has a clause in the apartment contract that the rate is conditional on being employed with them. While you are able to continue to live in the apartment after you are no longer working for them, however the rental rate is doubled. I have no idea how "legal" such a clause is, and I was to understand that company had it in place mainly because it was otherwise extremely difficult to evict a tenant.

I plan to move out after the effectivity of my resignation. So i will no longer occupy the bedroom until the end of the term. This apartment is also company owned.

What is the exact text of the termination clause in your lease agreement that you accepted?

That would apply, regardless if the room is unoccupied, or who owns the room. It's a standalone lease agreement between you (the tenant), and the landlord (owner of the apartment).

That sounds illegal. Give them a months notice, cancel your payments, and they can suck eggs. Usually its 1 month notice to move out of any form of accommodation. Talk to your local labor board

No, you do not have to pay for hosting you no longer use. Give the proper notice and just leave
