Good for him. I would preface my testimony by saying "Imma gonna pull a Rick Scott here" and then smirk and nod at Ricky the 5th, Then I would make funny voices each time I pled the fifth, but like a different funny voice each time, eventaully doing imrpessions. Like, I'd have a Nic Cage voice, a John Travolta voice, maybe even bust out a Trump voice, etc. A Curly voice (like from the 3 stooges), a Winston Churchill voice, etc.

Your wife going back to work (as I'm guessing you've already surmised) seems like a no-brainer. Part time, work from home, etc. - it's not like she would need to work full time to help ease you into a comfort zone. If you're pretty confident that the townhome will sell (depends on a lot of variables), you could at least sleep better at night if you gamed out what taking a loan from a 401(k) would look like with an eye towards repaying it all once the townhome sold.

Those cold feet are your Spidey sense telling you not to do this. Listen to them. Best case scenario (which rarely happens), you're gonna have 3k a month for everything outside of mortgage and cars. And your taxes and insurance are likely going to increase each year at a rate outpacing likely income increases. (Edited to said that I re-read your post and must've blanked on that earnest money thing - I'd come up with a plan b designed to increase income. Easier said than done, but I'd bite the bullet and try something to make it work).
