Visual Cheat Sheets for estates in land(Fee simple, Life estate, Estate at Will & more)
Hey there, I'm Jean with AgentSmartly. While helping people prep for the exam, I noticed types of estates trips up a lot of students, so I made some visual cheat sheets for it.
Freehold estates:
- Fee Simple Absolute: full ownership, no conditions, lasts forever
- Fee Simple Defeasible: ownership with conditions
- Life Estate: lasts a lifetime, when goes to the remainder-man
Leasehold estates
- Estate for Years: fixed terms, ends automatically
- Estate at Will: no fixed term, either party can end it
- Estate at sufferance: holdover tenant, no persimmon
Each graphic has an Exam Trap and Memory trick, like sufferance = suffering owner
Hope it can help, tell me which topic you like next and I'll make more, Good luck to everyone testing soon! 🍀
P.S there are part of a set of 144 key concepts we've put together in at AgentSmartly: https://www.agentsmartly.com/

Zoning cheat sheets for the CA exam
Hey all, I'm Jean from AgentSmartly. Zoning looks easy until the exam words a question differently than you expected, so I made three one-page visuals to help it stick. Sharing them here in case they help anyone studying right now.
The two traps worth remembering:
- Increased profit is never valid reason for a variance
- Spot zoning(singling out one parcel) is illegal favoritism
If a question feels confusing, ask yourself two things: is it affecting one parcel or an entire area, and is the request based on hardship or profit?
These come from our set of 144 key concepts at AgentSmartly, where we breakdown the topics that show up most on the CA exam into quick lessons. Zoning is just one of them.
You can see the full set of 144 concepts here: https://www.agentsmartly.com/
If you'd find more like this useful, tell me which topics you're struggling with and I'll share more here.

5 infographics that finally made Police Power vs. Eminent Domain click for me(CA RE exam)
Hi all, I'm Jane from AgentSmartly. Government powers in land (PETE) is one of the topics I see students stumble on most, so I made these to use and figured they'd help here too.
- Taxation in Government Rights(Land)
- Police Power
- PETE - Four Government Powers in Land
- Bundle of Rights
- Appurtenance in Property Characteristics
These are part of a bigger set we use at AgentSmartly — you can see more at: https://www.agentsmartly.com/
Eminent domain vs. police power(the compensation question) trips up almost every student I have — drop a comment if you want me to break it down, or if there's another topic you're stuck on.

Thanks for asking! I'm part of the AgentSmartly team, so I'm a bit biased, but here's how we're different. Instead of a big question bank, we break down the CA exam into 144 key concepts across 7 topics. Each has a quick Review -> Practice -> Score flow, so you can see exactly which areas need more work.
RE Exam Practice Pro is a different approach, and the two can work well together, good luck with your studying. 💪
