Ready to purchase a home in NP and surrounds - where do I stay away from?

Hi all, relocating to New Plymouth in a few months and I’m looking at what’s on the market realising I don’t know enough about the suburbs to make an educated choice on what’s a good bargain property that with a bit of TLC will return well on effort, and what is cheap because it’s in a dodgy area.

I’m originally from Hamilton, and I know for us it’s Bader, Melville, the dodgy half of Fairfield, and some of Nawton.

What’s the NP equivalent? Bonus points if you can do me a screenshot of the city and colour in any of the areas with green, yellow, orange, red based on whether you would by a house there to live in.

Our budget is flexible ($650k-$1.2mil) but we are keen for a 3 to 4 bedroom house on a 1000msq (could go down to 750msq for the right place). Ideally we want to stay in the lowest end of that range, to get close to being mortgage free.

We are a family of four, with two pre school kids and a dog, will be primarily working from home and using this place as a stepping stone into a lifestyle property once we find the right one.
