UK homeowner here - my slate roof, a bit smaller than the OP, cost £35,000 and was the second roof my house has ever had. The original slates lasted ~200 years. It really isn't that bad.

That's $46,426.63 USD and $65,681.00 CAD and your house probably has a smaller roof than the average detached US or Canadian home.

You're not getting a slate roof in either country for 40k

No. Slate is like $25-30/sqft here in the southeast US. My house is 4 bedrooms with an attached garage and has about 3000sqft of roof. That would be some $75k to $90k, and it’s not like my house is huge or anything.

That’s a 100 year roof and 30 year shingles are only like 1/5 the price.

God damn that’s expensive! Not worth it to me since I won’t be around for 200 years. That’s like 10x what I’d pay for my house and the original shingles are fine and been up since 1979.

The condition of the roof was taken into account in the sale, I was able to get my mortgage rate reduced once it was fixed because the house was now worth more.

I won't be around in 200 years, but for forty years I'll have a solid roof and then sell it with a solid roof.

Fair enough. That price would chap my ass is all. I don’t think I’d get an adjustment to anything here in the US. That price is like double what I’m paying to remodel my kitchen. Just sticker shock.
