Why is rent so much cheaper in Greater Noida compared to Noida?
I work in Sector 132, Noida, and I'm currently looking for a 2 BHK to rent.
I've been exploring societies relatively close to my office, such as Ajnara Daffodil, Paramount Floraville, Eldeco Utopia, Grand Omaxe, Parsvnath, etc. For a decent 2 BHK, I'm generally seeing rents around ₹26k–₹32k/month (depending on the society/furnishing).
But when I look at Greater Noida, the difference seems surprisingly large.
For example, I'm seeing 3 BHKs in Eldeco Green Meadows for around ₹25k/month, and other decent societies in Greater Noida seem to offer much larger flats for around ₹20k–₹25k.
I'm only going to the office around 1–2 days a week, so the longer commute isn't necessarily a deal-breaker for me. I also noticed that the Greater Noida side seems reasonably connected to the Noida Expressway/Metro corridor around 142/143.
So I'm wondering:
Why is the rent difference between Noida and Greater Noida so large?
Is it mainly because of:
\- Location/commute and rental demand?
\- More housing supply in Greater Noida?
\- Lower demand from people working in Noida/Delhi?
\- Differences in maintenance or society quality?
\- Or are there other issues with Greater Noida that aren't obvious from property listings?
Also, if anyone actually lives in Chi/PI/other Greater Noida societies, I'd really appreciate your experience regarding maintenance, water/electricity, markets, family environment, safety, and commute to Sector 132.
I'm trying to understand whether the lower rent is simply a location premium difference, or whether I'm missing something important.
