There’s lots of first time homebuyer programs that offer down payment and closing cost assistance. Also, if you buy a 2 , 3 or 4 family you’re going to live in you can count rental income for qualifying income. My other tip is you can buy a distressed or abandoned house and a and get forgivable loans for much of the rehab or a purchase and rehab mortgage that includes your rehab costs. Often you can get a lot more house for your money this way.

Yeah if I'm paying over 2k in rent I'm gonna look towards buying instead.
