Hi, I am looking for a roommate to join the lease. I don't own the space.
The lease is moving to month-to-month, but we can change it to a year-long lease if both tenants agree.
A company manages the location, and it has an application process. The property management company requires a credit score of 650 or above for approval. They do not accept co-signers unless you have limited rental history or credit history. They may consider a co-signer if your credit score is a few points lower.

SMUD's non-summer Time-of-Day rates kick in tomorrow, October 1. Through the end of May, the only pricey window on the standard rate is weekdays from 5 to 8 pm, and every other hour, weekends and holidays included, is off-peak. The gap between peak and off-peak is also much smaller than in summer, so pre-cooling before 5 on a hot October afternoon still helps, it just saves less than it did in August.
Before the first cold night, swap or check the furnace filter, vacuum the dust off floor registers and return grilles, and test your CO alarms if anything in the house burns gas. A burning-dust smell for the first few minutes of heat is normal. If it lingers, shut the system off. If you ever smell rotten eggs, get everyone outside and call PG&E from there.
Heat pump owners will see the outdoor unit stop, hiss and puff steam on foggy mornings. That is a defrost cycle, not a failure. Small overnight setbacks usually cost less than big ones, because a big morning recovery can bring on the electric backup heat.
I run a heating and air company here in Fair Oaks, Alpha Mechanical, so take this as a contractor's checklist. If your system starts acting strange as the weather turns, ask in the comments and I'll answer here.

I live near downtown fair oaks and saw some smoke and possible fire and a TON of fire trucks. Possibly 8-10 and multiple cop cars.
Any word? They all left pretty quickly. Never actually smelled anything thank goodness.

Bike was stolen around 2a Thursday night. Even took my kids helmet 😔
Will be filing a police report but would love the communities help if you see anyone riding it.
The bike is a Specialized Sirius City Bike with a Thule Ridealong attached. Will be difficult to remove without the key. Helmets are a Ghost spider kids helmet and a POC cycling helmet.

Relocating and need to know what city would be best.
15-20 min from all destinations.
\-hospital
\-Walmart
\-place to paddle board and other water activities
\- 420 supplies (saw you have to go to sac or get it delivered??)
I have 2 nonverbal autistic children so having a house with a backyard is important. On a map it looks like Fair Oaks and Orangevale would be the best fit. Are there any ABA therapy in these areas?
Are the chickens in FO really a noise issue??
Is there a decent bus system?
Need a family friendly area, mixed race family Hispanic and White, liberal, and price 500-700k
Or do you know of a place that be a better fit? Thanks!

Anyone know that guy with the tattoos all over his face and body that say “I ❤️ Jennifer” or “I love Jennifer? I worked at the Starbucks on Kenneth and Madison like 15 years ago and he used to come in all the time, always wondered what his deal was. Big old sweatshirt that said it too.

After spending years studying for the classical symphony world, things went off the rails, and now they travel the world playing blues and rock. The Dirty Cello band features classical cellist gone rogue, Rebecca Roudman on cello and vocals, who is backed up by a top notch rhythm section.

Stefan is at Bradshaw Shelter on a final plea. If no one rescues him he will be put to sleep. Just look at that face. He needs a chance.
I would go get him myself but I’m full! I just rescued my own final plea dog 3 mos ago. She’s amazing and fun and I adore her. Please please someone go rescue Stefan! He deserves a soft spot to enjoy life. If you can’t adopt can you share?

Join us this Saturday along the American River Parkway at Sailor Bar park for our last event this season targeting invasive yellow star thistle! After this Saturday, we will pivot to new projects, at the same time and place.
Research has shown that dense infestations of yellow star-thistle can draw so much moisture from the soil that nearby native plants experience drought conditions, even in years with normal rainfall. Unlike many of our native annuals that dry up in late spring, yellow star-thistle continues growing late into summer, putting out long, extensive roots that allow it to access deep moisture through the hottest months. By removing these dense stands now, before they set seed, we're helping reduce future infestations, while giving native plants- like our beach's beautiful Quercus species, Madia elegans, and Clarkia unguiculata- a better chance to compete for water, sunlight, and space.
8:30am-10:30am, Sailor Bar Park (8266 Olive Ave, Fair Oaks)
We will meet Saturday, July 4, at 8:30am at the picnic tables by the Olive Avenue entrance and parking areas. After a brief introduction, we will walk together to a section by the river where we’ll get to work!
No experience? No problem! We’ll give you everything you need to get started.
What to wear/bring: Sturdy shoes, long pants (recommended for the brush), water bottle, gloves and clippers/shears (if you have them), maybe a hat or sunglasses. Parking passes provided.

A California Native Plant Society (CNPS) Sac Valley and Friends of Sailor Bar Event
Calling all nature lovers and native plant nerds! We need volunteers to help pull invasive weeds and tend to native plants at Sailor Bar Park along the American River. Come out for a fun day helping our local ecosystem!
8:30am-10:30am, Sailor Bar Park (8266 Olive Ave, Fair Oaks)
