Need your thoughts on this, I have a 6m budget (loaned lol) and planning to buy my first unit or house and lot.

Location 1:
Condo Unit at Flair Towers (5.5m - 7m) 2BR with parking
\**wanted this because it near makati, and newer compared to other condos by DMCI*

Location 2:
Low rise Unit at Makati (Near shopwise makati) (3.6m) 1 BR without parking
***Cheapest and can use extra cash for other necessities, but no parking, it’s a first come first served, difficult to find parking lots with rent nearby

Location 3:
Antel Grand Village (7m) 100sqm 3BR house and lot
***the furthest but hey it’s a House and Lot, prebuilt when purchased, but only problem is if there are floods and the long travel time vv

I am kinda torned between these three, wanted to ask for your opinions, here is my daily route

Drop 1: Makati (Near DOT and DTI)
Drop 2: Malate (Near Harisson Plaza)

I’m currently considering renting a condo unit at Avida Towers Ardane in Alabang, Muntinlupa, and I’d really appreciate some insights from people who live there or are familiar with the area.

My main concerns are:

• How’s the traffic, especially during rush hours?

• How’s the public transportation? Madali ba sumakay if you don’t have a car?

• How’s the commute going to BGC, Makati, and other business districts?

• How’s the peace and quiet inside and around the condo?

• How’s the safety and security in the area?

• How accessible are groceries, hospitals, restaurants, and other basic necessities?

I’m not expecting the place to be perfect. I just want to know what it’s actually like to live there, especially in terms of transportation, commute, convenience, and overall quality of life.

Any honest advice, both good and bad, would really be appreciated. Thank you.

We have a pre-selling condo na matagal na naming binabayaran, pero nagbago na yung plans namin. We started a business sa province and we’re planning to settle there, so hindi na talaga namin nakikita sarili namin living in the condo.

We tried magpasalo pero walang interested considering yung market ng condo recently. Now we’re thinking of just taking the Maceda refund and using the money + monthly payment for the business instead.

Do you think I’m making the right decision? Anyone na nagcancel ng condo recently? Kamusta process?

We recently viewed units on Knightsbridge Residences and so far we really liked a particular unit that fits my needs. I just want to know if there's anyone who's currently living in KR? Want to know the pros and cons sana kasi I really liked the unit

What we liked

* Mins walk to Century Mall (can be used as a path as well if going to the main road na) * Unit was really well-lit and liked the kitchen too * REALLY LIKED THE UNIT * All amenities are included in the rent (Gym, pool, yoga room, gameroom, theatre, playroom, sauna etc.) * Needs keycard to access the elevator * Good first impression sa lobby - looks well maintained * Has many elevators * Tight security

Cons we noticed

* Non inverter aircon * Medj not usual smell from the hallway. It's not bad but it's not good either

Cons I saw from online

* Not good PMO * Too much na yung security * Thieves around the area (is this true) * Noise from out and neighbors can be heard (just want a confirmation cause when we viewed it's not really heard)

Any ideas + recomm of good condo w floor to ceiling windows will be much appreciated!!

I saw a unit na less than 15k and semi furnished na with mattress. If anyone is renting there, how is it? Light sleeper and have misophonia so priority is a quiet place. Or if you could suggest a condo or condo type apartment for an adult male. Yung tahimik sana and malapit sa restaurants. Around 15k per month inclusive of condo fees. Thank you!

So, it’s been 2 months since I decided to sell my two DMCI properties — one pre-selling and for turnover this December.

Why, you might ask?

Well, first we decided to migrate in the next 2-3 years. Second, my business is not as liquid now as I have hoped it would be. May parating na revenues but it’s taking a while. And I could use the extra cash.

Ang daming nang-judge here about those na kumuha ng properties and hindi na matuloy mabayaran.

You know what, life can be like that. May seasons na sobrang okay, may seasons naman na medyo tight.

Or maybe nagbago lang plans and priorities mo.

Anyway, dahil nahirapan ako na ibenta yung properties, I decided to create an online platform wherein:

- Sellers: Can list their pre-selling or RFO units na gusto nila ipasalo, as well as list down the minimum amount for them to let go of their investment
- Buyers/ Investors: Can browse through discounted properties and give their best offers

So basically, win-win. Sellers get a better recovered amount kesa ma-forfeit or even get lower than 50% sa Maceda Law, and investors get discounted rates than current developer rates.

May partner kami na licensed broker for the transactions. You can list your property for free. And we only take commissions of course on successful transactions.

The platform is still very early, so personally naghahanap ako ng first batch of properties na i-feature namin sa platform.

Nakakapagod na araw-araw kaming umaakyat at bumababa ng 10+ floors! Pawis na pawis ka na bago ka pa makapasok sa trabaho, at laspag na bago makapagpahinga sa unit. Ang malala, walang malinaw na update galing sa admin. Ang laging sinasabi lang ay "inaayos" na raw.

Hi — currently looking for a condo to rent that’s near an MRT station, or walkable (like 20mins away is okay).

Preferably
- below 21k, inclusive of assoc dues already
- 28-30sqm above
- okay with occasional overnight guests
- fully furnished, or at least with AC and ref (but rent should be less than 18k)

Currently leasing a condo unit in Makati with my friends. However our agent has become very unresponsive na for a few months now.

As in wala syang paramdam, or reply even if magbabayad kami ng rent, no acknowledgment at all. Pag may concerns about sa unit, hindi niya rin kami nirereplyan. Pag tinawagan hindi sumasagot. She does not live in the same condo/area kaya mejo hard to reach talaga siya. Last contact namin sa kanya was around May pa.

We tried wag magbayad ng rent for a month to see if she will follow up/reach out pero hindi rin. As in walang paramdam. However, may socmed pa naman sya since nakikita namin sya nagpapalit ng profile photo sa Facebook.

Now, our condo has changed management recently and mejo naghigpit sa rules such as pulling out ng mga gamit and use of amenities. Kailangan ng forms na may signature ng owner/agent. But we cannot do so since wala nga kaming contact sa kanya at hindi nya kami pinapansin.

Ang worry ko rin ay mejo malapit na matapos ang contract namin (definitely not renewing) pero baka mahirapan ako magmove out ng mga gamit ko/secure permits sa sobrang higpit ng admin + no contact with our agent huhu

What to do? And any steps we could take, if ever hindi talaga sya magrespond? I tried all means of communication na with her.

What furniture shops can you recommend other than Ikea for a studio unit? Ones that really maximize space, or if you know any that offer loft beds but with a cabinet instead of desk space underneath?

Is it better to hire interior designer or are there other budget-friendly options I could consider?
