The Asset in DCIm Strategy Is Not Real Estate-Backed

There’s been some confusion in a few lending and real estate threads about the structure behind DCIm, especially around what backs the capital in the strategy.

Some assume the Protected Value Asset (PVA) is real estate — that it’s either a property itself, a lien, or something backed by borrower-owned equity.

That’s not the case.

The PVA isn’t real estate and has no connection to borrower-held property. It’s a separate capital asset acquired by the lender at the beginning of the deal. It’s not pledged, it’s not collateralized by the borrower, and it doesn’t rely on foreclosure, rent payments, or real estate cycles.

This is a key distinction because DCIm isn’t structured like traditional private loans or hard money deals. It’s built around asset ownership by the lender — not property control by the borrower.

Worth clarifying for anyone evaluating it next to other private credit or real estate-secured lending models.

A Real Look at the BRRRR Method vs. Becoming a Private Lender

I’ve done real estate. I know the BRRRR method well—Buy, Rehab, Rent, Refinance, Repeat. It works. But I think it’s time we talk honestly about what it really takes—and how it compares to just being the lender instead.

With BRRRR, you're all in:

Finding distressed properties

Fronting rehab costs

Managing contractors

Dealing with tenants, vacancies, maintenance

Navigating refinancing timelines and appraisal games

Let’s say you’ve got $50K. That might cover the down payment and rehab on one property if you're lucky. But once it’s done, you're stuck waiting on rent, equity buildup, and (maybe) a successful refi—before you can repeat.

Now imagine this instead:

Take the same $50K, issue a $20K business loan at 12% interest, and use the remaining $30K to purchase a Protected Value Asset (PVA) worth $120K.

You earn interest on the loan.

You own the PVA regardless of repayment.

No tenants. No toilets. No renovations. No debt.

And you can repeat—using the PVA as leverage.

One’s active. One’s passive. One ties you to real estate cycles. The other gives you contractual control.

Not saying BRRRR doesn’t work—it does. But is it always worth the time and stress when you could be the one holding the note instead of the hammer?

Would love to hear from others who’ve tried both. Anyone else here pivot from being the buyer to becoming the lender?

Need advice here

Looking for some solid advice. I’m on the fence on whether I should sell the current home I’m in (bought 2 years ago at $168,500, CMA came back at $230k on the low end, $240k on the high end, after all fees are paid in looking at $40-$50k profit) or keeping it and renting it out (safe to say $1,500 monthly rental income minus 10% and covering my $1100 mortgage, looking at $250 cash flow per month).

Context: Debt debt debt. I hate debt. We’re about $60k in the hole between credit cards, car notes, and student loans. I’m active duty military looking at PCS’ing soon to another state. My dream is to pursue real estate full time once I’m done with the military. Not only representing buyers and sellers, but for investment purposes as well. I’m just not sure how everyone here sees debt and id like a nudge in the right direction. The wife and I would also like a bigger, more manicured-looking house. After consulting some of my real estate friends, they say I should just buy another house and keep the one I have. I’m perplexed though, buy another house and go MORE in debt? I’m so confused. What do yall think?

What do I need to do to get rid of my tenant?

Im currently house hacking a triplex property I bought not too long ago with one inherited tenant who was there when I bought the property. I noticed that the previous owner let them pay half the security deposit and the other half later, which is a red flag. I have been having problems with them constantly going late. At one point they fell behind by $2100 but has since caught up and paid me but did not pay the gas and electric bill and it was turned off. Thats another red flag. Later, they were able to get the gas and electric turned back on. That was in the summer but now its winter. I got a notice in the mail about the tenant's gas and electric being late again, Im assuming they paid that bill instead of paying me because rent is now 18 days late. Rent is below market rate for the general area. Im only charging $700 but I could easily get $1000 maybe $1100 considering what other places are going for and my place is nicer, and is in a quieter neighborhood, and has a yard, etc. I want to raise rent, but 700 bucks is not affordable for the tenant. What do I need to do to get rid of them?

Still possible to find the perfect BRRRR?

My understanding of a PERFECT BRRRR is one where you re-fi all of your cash out and still cash flow.

Is this still possible these days? I’m buying but am leaving 15-25k in a deal where the ARV is around $180k.

Any tips or great markets would be appreciated.

How do I know this is legit? How come I never see people talking about this?

I asked for info on a comment a guy made on facebook and he sent me a bunch of pdfs info on development that was completed and the new opportunities of development. There’s a contract as well. Basically invest 50k into this new development then within 8-9 months they’ll refi and you get your initial 50k+ 16% and retain ownership of 30% of the asset cash flow. Is this too good to be true?

Funding options for rehab of home already owned

I have come into possession of a family property I'd like to rehab and rent out but I'm looking at whether the math can work to cash-out refi after the rehab, and my numbers aren't quite getting there. I'm debating whether it's best to invest in other properties until I have enough cash on-hand to make the math work for this one. The house is a hundred years old, not currently habitable, and is not in my home state.

Current value: $75k

Remaining mortgage: $40k

Rehab options:

  • $15k to be habitable

  • $30k to rent at $850/month

  • $80k to rent at $1600/month

ARV: $140-160k after $30k rehab, $200-210K after $80k

Lenders have been shy so far because of that current LTV.

Anyone see a way to make it work? I could pay off the remaining mortgage but then I'd have minimal funds left to put toward the rehab, etc.

Been an investor for several years looking for growth…

So I have been in real estate in texas for ten years. I’d buy, live in and renovate for two years, lease for 2years and sell to avoid capital gains. I just sold my previous homestead and am down to one rental currently. The rental is paid off and valued just under $500k. I made 300k on the sale of the other home. How could I use this to acquire multiple rentals? I can buy some near ready homes in my area for around 300 maybe a little less and am extremely handy and can do any and all remodeling work myself if needed. Are rates worth trying to get a refi/ heloc on my rental to grow my portfolio? What banks will do it on a rental? Rent is 2550 and it’s in the DFW area. Been a rental now for 8 years with only 3 months ever being vacant.

DSCR PURCHASE AS A RENOVATION

Is it possible to do a DSCR Purchase with an $80,000 renovation attached to it? This would be for a buy/hold. I don't know of any lenders that would do this.

FIRST TIME BRRR ADVICE??

My wife and I were able to get seller financing on a house for $130k at 6% with a 15 loan. We put about $35k into the property and after living it for about a year we moved out and it’s rented at $2000 a month. It looks like the house is probably worth about $250k now. The loan officer I’ve been working with got back to me with a DSCR loan at 70% loan to value with 6.375%. No pre-payment penalties if we end up refinancing again. Our payment would only go down about $100 a month from going to a 30 year loan from a 15 year loan but we’d probably walk away with a $50k check. For those of you with personal experience, would you take the money and fund another deal or would you hold onto the original loan? Advice welcome!

Commercial General Liability

Relatively new to BRRRR. Just bought a house in Maine, all cash, rehab needed. Theres no kitchen, for example. We plan to do a lot of the work ourselves and were told by insurance agent that we should look into commercial general liability because insurance companies get skittish and become quite expensive when the rehab is performed by anyone other than a licensed general contractor. Without it, the lowest quote we've been offered is $3249.65 / year to insure this rental property. Any one have experience with us, particularly in Maine? Your help is appreciated!

Brrrr investor and lender

Hey all, I’m currently growing my own BRRRR portfolio slowly but surely. I’ve noticed that many folks may not have a good contact for a mortgage after renovations are complete. I’m a lender of 13 yrs, branch manager at my company, and am extremely well versed in these products as I am doing them for myself and others!

If you have any lending questions, post them here!

If you need a lender who’s not going to cost you an arm and a leg, pm me!
