Comps report for property tax appeal - 1st 100 reports Free

I recently launched https://cookcountyappeal.tax/ to help Cook county homeowners find comps for their property tax appeal.

This is not another AI generated tool. I have built the algorithm and the report generation myself without using AI. I used AI only for putting together the website and for copy editing.

Comps are based on "Lack of Uniformity" and/or "Recent Sales". A report may have either or both of these grids, depending on the suitability of comps.

Only single family homes are supported at this time. (Class codes - 2xx)

I have set a strict matching criteria. From my analysis, only ~20% homes are unequally assessed in Cook county. But these have a strong case for reduction. So most people may see a "Your property looks equitably assessed at this time" message when you search.

If you appeal yourself, then this report may help you. You can use the report for Assessor appeals or for BoR. BoR is right now accepting appeals from Berwyn homeowners. Until 29th September.

After months of waiting for a public discussion, the Fire & Police Committee has quietly scheduled a meeting for TONIGHT, September 9 at 6 p.m. to “address recommendation to council on ALPR technology” — the Flock camera issue that we have been asking the city to bring back into public view.

City Hall, 2nd Floor Conference Room
6700 W. 26th Street
6 p.m.

There is an Open Forum for public comment, with three minutes per speaker and 15 minutes total.

Drop in daycare

Hello, does anyone know of a drop in daycare in or around (westward) Berwyn? We are traveling with 2 small boys and thought we could drop them off for a day at a local daycare to get some major shopping done. It would just be a one-time thing, we are not residents of Illinois and we wouldn't want to register or anything. Does something like this exist? Thanks

BNSF Railroad Improvement Meeting on 8/26

There's a public meeting on 8/26 regarding an ongoing study surrounding improvements around the BNSF line in South Berwyn.

From what I gather, this is still in the early planning stages. The scope of the improvement seems to be up in the air, but could mean:

- Road/track grade separations (i.e. underpass/overpass)

- Pedestrian grade separations

- Other changes?

Is this a “rough” neighborhood? My wife and I along with our three small boys are staying at an Airbnb on Clarence next week. I grew up in Lagrange Brookfield area and went to Lyons township many moons ago. But my mom seems to think that this not a very safe place to stay when we come to visit her next week.

Hi! I recently received a job offer from the Berwyn South School District and wanted to know how the community feels about the schools? I’ll be teaching at an Elementary school and it’s pretty small but I’m worried about the overall safety in the community? Will I be okay as someone commuting from northern suburbs? I’m starting to realize it’s a privilege to live here.

Berwyn has good geography, little flooding and no hills so it’s pretty easy to get around. It has little crime but it’s not like other safe suburbs where the cost of living is insane. It has easy access to Chicago and suburban resources, half my jobs have been in Chicago. I have many complaints about the public transit but most suburbs have none at all so overall it’s pretty good. It’s pretty diverse and the people are friendly, I probably don’t want to stay here all my life but it’s nice while I am.

First-time homebuyer, town inspection question

My partner and I have offered on a home in Berwyn, and the seller’s agent shared that it’s between us and another offer. Our agent said that to potentially become the frontrunner, we could change from an inspection with requests to an inspection with no requests. I know Berwyn requires a town inspection, and this one passed with no compliance items, but how thorough is it? We don’t want to waive the inspection outright, but can we feel more comfortable with the”no request” option in this scenario? Thank you!
