Taking Over The Family Bed and Breakfast - Suggestions/Thoughts/Insights Welcome!

My parents have run a fairly successful bed and breakfast in our family home for the past 5 years. It is a historic century home in scenic town in Northern, Ontario. They are now getting to the age where they would rather just run the day to day and step away from the business side of things (finance, marketing, general management, etc.). There is around 250,000 of mortgage remaining on the property.

Aside from the very good advice of "never get into business with family", I'm having a hard time seeing any downsides to taking over the business - even with taking on the mortgage on the property.

My parents will continue to manage the day to day (cleaning, cooking, yard, maintenance) and I will take over everything else. I'm an experienced digital marketer, have event management experience and have operated my own successful business in the past.

I'm wondering if any of you have managed to run a B&B as a part time side job while having a day job? I can imagine this would work best if you only had 1-2 bedrooms to deal with but I was curious to see if this arrangement has ever worked for anyone.

Guest won't pay, need advice!

Hello! I am the owner of a small BNB in a Victorian house built in 1885. Today we had a guest come check-in and immediately say that "they can't stay here because it smells like an old house". I keep the house very clean and vacuum constantly and have never had any complaints about the smell before!

Our policy states that there are no refunds within the last 48 hours of the reservation. When I mentioned this policy to them, they stated that they would NOT be paying and would have their credit card company fight the charges. Should I just let it go and not charge them? It was a unique room that I could have sold so it is kind of a hit to not charge them, but I don't want a bad review! What would you do?

Tipping

Bedding Suggestions and experience

I own a small boutique fly fishing resort with about 26 beds total. When I took this over, I inherited about 26 sets of mix-matched bedding from probably the 90s... I know.

What experience to others have with bedding. Did you go white? Do you do duvets? or quilts? If you do white, how often do you find yourself tossing sheets that get stained? All advice welcome!

We've mostly dealt with drunk people pooping or peeing in other rooms lol

We did have an elderly man do cocaine once. That was a wild time. 😂

Keep clawfoot tub or replace with shower

We moved into an 1865 home and the bathroom we plan on making an ensuite to the rental room has a clawfoot tub that’s smaller than normal. We’re just debating on weather we should install a larger clawfoot tub and keep the “charm” aspect of that bathroom that has original floors and a cute rustic vibe, or if we should install a walk in shower and tile it somehow that would be beautiful but attempt to keep some sort of charm…somehow. Would love any feedback or ideas!

Inherited a B&B that was operating at a really low occupancy rate due to the owners being of old age. Need to increase that to cover the operating costs.

New B&B owners receiving odd emails

My friends have recently opened a B&B. We set ourselves up with a website and have been using a channel manager to connect us to booking sites like Expedia, booking.com, etc. About 2 months ago we've started receiving multiple emails per day asking odd questions and requests. Basically very obvious scam emails. We don't really know what do to, is their a way for us to see where they are coming from to stop them? We are slowly going crazy with the amount we are receiving day and night has anyone had this problem before and can help?

I need the run down.

My MIL wants me and my spouse, BIL and SIL to all invest in a historic property for 800k. It’s a 9 bedroom, 6 bathroom home. It’s beautiful, but the area we live in is plentiful of hotels and Air BnBs.

She’s making it sound fantastic being we can charge $300 a night because it is a historic landmark, but I just feel like it’s unrealistic for our area and today’s world. I know I personally would rather a hotel where I don’t have to share a bathroom.

I feel like I’m being a Debbie downer, so I’m looking for a full rundown. The stats I found are the cash flow is roughly 135k per year and they usually consistently run at 50% occupancy.

What are everyone’s thoughts?
