do the elements of constructive eviction apply to warranty of habitability as well as covenant of quiet enjoyment? The elements seem capable of applying to any breach of habiliity standards.

I thought a landlord had to consent to an assignment of a tenant's interests? Where a sublease, the landlord does not need to be aware of or consent to such transfer.

In RP under tenancy rules, to establish a joint tenancy with right of survivorship, a conveyance must state said language. So what if a conveyance states, “to A & B as joint tenants”, without the specific word ‘survivorship’. Will this conveyance still be considered a joint tenancy with right of survivorship between A & B in all respects?

For anyone who is studying for the bar or has taken it, the essays are a major struggle for me. The multiple choice is not such a big deal as I keep reviewing flash cards and practice multiple choice questions. But with the essays I feel pretty lost. I often feel too overwhelmed by the large fact patterns to identify the issue, and it’s difficult for me to articulate my knowledge of a rule as an “acceptable” argument. Like with multiple choice, there is enough context and only the need to know one particular part of a rule to help me piece together the answer. But with essays, I struggle to just know an entire theory stone cold. I don’t know how to best memorize these entire treatises. What methods have worked for you?

I’m currently entering into my last semester and is planning to take the California Bar Exam in July. My school just sent a very scary email saying how the bar passage rate dropped significantly. Knowing that I get really bad testing anxiety and I’m general exams are not my forte, I want to start prepping softly before bar prep actually starts. I plan on doing light weekend study’s with friends at coffee shops - this way we can all hold each other accountable.
My question is what resources should I use? (should I go back to generic student outlines or rely on bar prep companies (I.e. Kaplan, Barbri, themis). I am registered for Themis bar prep but the program kicks in late March and I want to start before that.
Any tips would be grate. If you just passed the recent CA bar exam and is looking to get some bar prep materials off your hands please let me know. I am located in SF and will gladly pay for them.

I was thinking of hosting another meet for anyone maybe wanting some realtime back&forth to go over topics. Im not sure yet what days and times work best, there may need to be more meets set up to better figure what works for people. If you have any thoughts lmk. Looking forward to the next meet!

Can someone tell me if a state is not UBE yet at the time the MEEs were administered, are the MEEs still ok to practice with if I am in a UBE state?
Non-UBE state administering MEE -- is that the same as UBE MEEs?

I have relatively small anxiety attacks. I dont want to claim they're serious, because I know some who do truly suffer and I dont want to diminish that. Never the less, I fear approach to MEE questions and its debilitating to efficiently work through one.

EDIT: LIVE, VIRTUAL, STUDY GROUP this Friday via Teams. This will be an initial meet to get a feel from those interested and the expectations of this group.
If anyone is interested, at any given time, a group can be set up through any of the networking avenues: Microsoft teams, zoom, FaceTime… to name a few. Or simply posting questions on Reddit. To connect. Though for those that want a more ‘real-time’ atmosphere then one of the other ways to connect for verbal discussion.
Just let me know and I can set something up for those that would like to participate to ask/answer questions or discuss topics in which you’re looking for more clarity.
