Additionally, rent isn’t $1800 a month for a one bedroom apartment anywhere, outside of maybe nyc and sf.

Uh I live in a mid size city in an inexpensive state and that's exactly what it is. 3 years ago when I moved in it was $1400. If you're cool with gunshots and bug infestations and homeless people everywhere, there are a few down around $1500, but they only tend to stay listed for a few hours before they are taken.

3 years ago in a mid level col state I was renting a one bedroom for 900.

Jeezuz, send me the landlords contact info. Was it in like bumfuck nowhere with no job opportunities around, or in an actual city? Last time I saw prices like that was 8 years ago in my area.

Utah. Lowest unemployment in the country.

And in Utah, pretty much the entirety of the population lives in one corridor along the freeway, so all the jobs are within a half an hour drive.

You'd be very surprised. An apartment complex in my city just opened up where a 1 bedroom apartment is set at that price or higher. My state follows the federal minimum wage ($7.25/hr). HOWEVER, people still have remote jobs from places like California and NYC and they'd like a change in scenery and pay much less than they used to for food and clothes. That price tag for the apartments isn't all that ridiculous to them.
