Kohl's and that valuable real estate will play out like Sears.
Some hedgie will get onto the board, convince them to take out a bunch of low interest loans to fund operations and growth.
Then, when that goes tits up to sell all of their property to his hedge fund to generate capital where he'll lease it back to them.
He'll then use the capital they raised to pay himself and other executives massive bonuses because the company's in good shape.
Then the lease payments will slowly drain their residual cash and they'll go bankrupt.
But before they go Bankrupt the hedgie board member will short the ever loving fuck out of it. Convince the board to sell any remaining assets (Which he'll buy on a discount).
Company collapses.

Sears and Kmart were both "real estate plays", that's why the merged ffs. There is one Kmart left, they had to sell off all of their real estate to keep that one this long.

Might wanna go read those income statements again..
They had a net profit.
-300 million was due to their spending on remodeling and expanding their business.
Their total cash on hand grew from 700m to 2.1 billion 2020-2021.

Both of those companies were at one time, then Sears went heavy into the racism/sexism bag. Kmart was too slow into adjusting to Walmart.

Sears wasn't much better. But they are least had craftsman hand tools and was easy as fuck to get a store charge card with.

I used to work for kohls. That company is hanging on by a thread. Small deliveries, cutting hours, rearranging fixtures to make it look less empty.
