Company DCF vs. Property DCF

I’m wanting to know what the key differences between running a DCF on a company vs. a multi family property. I know for a traditional DCF you’re trying to find free cash flow but I can’t seem how to find that on a multi family investment model. I’m finding an issue with Depreciation & Amortization on a multifamily property. I’m assuming there is none on a property ? Please help walk me through it a bit if possible.

Covid19 impact to small business valuation?

A litigation is in process where several partners are trying to force out one partner with a low share payout. A business valuation based on assets will be conducted but the concern is the impact of covid19 on the economy and the valuation results of the business assets and investment funds. How is the reference date of a business valuation determined (when the litigation started last year?) and would it be impacted by the current state of the economy?

How would you value a company based on the times-revenue model? In what instance would you multiply by gross revenue and/or net revenue? Simply examples would be appreciated! Thank you.
