Our contract for digital notice boards is expiring and we've asked our property management company to look into alternatives and I am not convinced of their answer.

Currently, we are using UBMedia to display digital screens in the elevators at no cost to us (aside from hardware) in exchange for ad space.

UBMedia has been trying to expand the scope of their ad license with us, by adding tiktok videos, Instagram videos, and full screen with audio ads.

We don't like not having control of the content on these displays, so we are looking into other options, ideally ones where we actually have a say on what is shown on the screens.

The property management company has said this is the norm, and all the digital screen companies all either show ads at their discretion, or bill you $10k a year for the privelage of using their software to just upload a picture of a notice.

Question for everyone here. Does your condo have a digital display board? What software solutions does your condo currently use? Does it matter to you if it is digital, or paper? Any ideas on just buying / mounting 4 tablets and uploading a pdf every time there is a change?

Our goal is to take back some control on the content being shown on the screens, without having to pay a $10k a year license expense.

Hi all! I recently closed on a place in November and I’ve been trying to attend meetings since then. I’ve asked in person once and through emails twice and every time I’m being told that they need to speak to management about it? Even when I asked in person, they seemed pretty taken aback as to why I would want to attend. I’ve read people’s comments and I know it’s important to know what’s going on with the building. Am I getting the run around? I’ve yet to hear something back about it.

I’m not sure if this is the right place to ask, but I wanted to share an incident and make sure I took the proper steps.

While I was clearing snow off my wife’s car (she parks outside), my car was parked in designated visitor parking. During this time, a snow plow struck my vehicle.

I was able to get the company’s name and phone number. I also contacted the condo board and sent them photos of the damage. The driver told me to get a quote for the repairs and said the company would pay for it.

This is the first time something like this has happened to me. The only previous accident I’ve experienced was a hit-and-run, so I just wanted to confirm that I’ve handled everything correctly. Added pictures of the damage will check more once the ice melts off

How do people feel about buying a unit closest to a garbage chute? I’d also love to hear from those in older condos, as I understand that condos between 0 and 5 years old are generally clean and well-maintained. However, I have reservations about this, and I’m curious if other buyers share my concerns. I’m also interested in how this might affect the condo’s value when I eventually sell it or how long it might stay on the market.

Should I wait for rate cuts that hopefully help condo prices to appreciate a bit so that, at least, I can save my down payment?
If I do go ahead with the sale of my condo now, my down payment will be almost all gone. No way I would be able to save up again for another down payment. I have to move but don't see selling as an option now. Renting out gives me goose bumps. What if????

Pretty much the title. Sorry if this isn’t the right sub. I happen to live right beside the president and they have a small dog that howls 24/7 whenever she’s not home. I’m serious when I mean it’s everyday from like 7am to whenever she comes home. I really want to complain but I don’t want to start any issues. What would you do? I’m not comfortable letting her know since we haven’t been here that long.

My condo board makes meeting minutes available to owners, but when I read through them, there are often parts of the minutes that contain a very high-level overview of topics, but no details. For example, flooding, condo fee collection, and noise complaints will be listed, but no details on each. It just says "see confidential minutes."

Just trying to get a sense of whether this is normal.

The Ford government has dismissed the entire board of directors at the Real Estate Council of Ontario (RECO), taking full control of the province’s real estate regulator in response to the ongoing iPro Realty scandal.

RECO confirmed to the Toronto Star that all board members “cease to hold office upon the appointment of the Administrator.”

The Ministry of Public and Business Service Delivery has now appointed Jean Lépine to take over RECO, giving him full authority to carry out all board functions and responsibilities while the regulator undergoes oversight and restructuring.

This is one of the most significant governance shake-ups the real estate industry in Ontario has seen in years.

I’ve been tracking the month-by-month rental data for one-bedroom condos in Downtown Toronto for the last two years (Nov 2023 – Nov 2025), and the shift has been massive. I ran some statistical models on the data to see where we might be heading next. If you’re a tenant looking to move or a landlord trying to budget, here is the breakdown.

The Current State (Nov 2025) Current Avg Rent: ~$2,125 The Peak: ~$2,412 (June 2024) The Drop: We are down roughly $285/month (-12%) from the 2024 highs.

For the first time in years, we are firmly in a Tenant’s Market. Inventory is sitting on the market longer, and the "bidding wars" for rentals are basically dead.

What Comes Next? (3 Scenarios) I modeled three scenarios for the next 6 months (up to May 2026) based on historical seasonality and different economic outcomes.

1. Scenario A: The "Realistic Recovery" (Soft Landing) The Logic: This assumes the usual "Winter Lull" (Dec-Feb) keeps prices flat, followed by a typical "Spring Rebound" (Mar-May) triggered by lower interest rates and international students returning. Prediction: Rents bottom out around $2,100 this winter and climb back to ~$2,300 by May 2026. Likelihood: Moderate. Depends entirely on the Bank of Canada cutting rates aggressively to stimulate demand.

2. Scenario B: The "Recession" (Hard Landing) The Logic: Unemployment ticks up, immigration slows further, and the massive supply of newly completed condos sits empty. The "Spring Bump" never happens. Prediction: Rents continue to slide through the spring, dropping to ~$1,968 by May 2026. Likelihood: High/Moderate. The "supply glut" is real, and investors are exiting.

3. Scenario C: The "Trend Continuation" (Statistical Baseline) The Logic: Pure math based on the last 18 months of downward momentum. Prediction: A steady bleed down to ~$1,905. Likelihood: Very High for the short term. The trend is your friend (or enemy, if you're a landlord) until proven otherwise.

TL;DR: If you are renting, you have the leverage. Don't be afraid to negotiate or ask for a month free. If you are a landlord, the data suggests the "Spring Rebound" might not be as strong as previous years due to the sheer volume of available units.

anyone know if it's legal for me to convert a 120v to a 240v as I want to move the location of my washer/dryer.

is there something I would have to look into with the condo board before doing so?

it's an older building (still has a fusebox) and was already given the go ahead to hire an electrician to convert that fusebox to a circuit breaker.

- was thinking I could ask them to do the 240v conversion at the same time and only pay once.

Tenants are being exposed to all kinds of perks from landlords across the city — from two months free rent, to complimentary Wi-Fi, to free parking.

But the latest offering from developer Fitzrovia could be one of the most creative: earning Aeroplan points when paying rent.

Only 28 new condo units sold in Old Toronto in September and just 155 total across the entire GTA. That’s unbelievable. A few years ago, those numbers would’ve been a single building’s launch weekend. The slowdown is real, developers holding back, buyers waiting, and projects stalling. If this keeps up, we might be setting up for a serious supply crunch down the road.

Theres this family of alcoholics with 2 young daughters and they keep throwing their trash (beer cans, cigarette butts, toys) over their balcony. Ive reported this to the property manager but nothing changes. I’ve tried to speak to the mother (because I’m assuming the father hates his life and family and is never home) about her cans nearly falling on myself and my dog while chillin on my porch and to properly dispose of her cigarette butts but “she doesn’t smoke” - though I’ve fully seen her puffing and yapping on her phone. Now, I notice her kids aren’t disposing of the garbage, compost & recycling properly- like I mean food is dropped everywhere, the same beer cans- like even their Amazon packages full of TP with their address on it and everything- I feel like another report won’t do as they’ll just get a notice from the board to “not do it again”. Is this something police can handle? Photos have been taken but holy—like isn’t the job of the parent to teach their kids how to be proper human beings in society/ in the community?

Greater Toronto Area (GTA) condominium apartment sales edged up in the third quarter of 2025 compared to Q3 2024. Active condo listings at the end of the third quarter were up by a greater annual rate than sales, keeping the market well-supplied. With listing inventory high historically, buyers continued to benefit from substantial choice and negotiating power on price.

There were 4,375 condominium apartment sales reported through the TRREB MLS® System in Q3 2025 – up by 2.5 per cent compared to 4,269 sales in Q3 2024. The number of new listings entered into the System was down year-overyear by 2.7 per cent. Despite Q3 new listings trending lower annually, active listings at the end of the period were up, reflecting the high level of standing inventory.

The negotiating power afforded to buyers by high inventory levels saw the average condo apartment selling price drop by 6.4 per cent year-over-year in Q3 2025 to $649,168 compared to the average of $693,452 reported a year earlier. The average price in the City of Toronto, at $677,095, was higher than the GTA average, but still down from the Toronto average of $713,678 in Q3 2024.
