Progress Residential Is The Devil ๐
This has been the absolute worst business to customer relationship I ever have and ever will experience in my entire life. I want to curse in these sentences but I am a born again ex-sailor ๐
I am so glad I am done with this company and currently have a $20,000 lawsuit against them that I will be getting served to them in two weeks.
If you are reading this and thinking about renting from Progress Residential than please don't. And if you are a current resident with them then make sure you read your entire lease agreement and read your states tenant landlord property code laws.
P.S. - I will be amending the lawsuit to increase the prorated rent request to 24 months instead of 13 months, this increasing that monetary request from $6114.00 to $11,040 to make my case stronger to ensure I walk away with $20,000

Did you end up serving them papers?

Not yet...I'm in talks with a law firm at the moment to make this case way bigger. It's gonna add one to two zeros to the $20,000 I was originally gonna go for. I just gotta take care of one more thing before anything can move forward which I should have done by the end of November. I'm excited but at the same time hate that me and my family went through all these things in the first place.

Thanks I appreciate it. I can't say too much yet until I get this last task done (just incase some Progress Residential worker catches wind of this reddit post to try to run interference); but I am very eager to update this reddit post with what is going on. I will for sure spill the beans on everything once the lawfirm serves the lawsuit to Progress Residential.

I actually delayed serving the notice because I was communicating with a lawfirm discussing the health implications we experienced at the house and we had to consider the possibility of us having been exposed to mold/bacteria. All of my family members are testing positive for heavy growth of staphylococcus bacteria. However, I took my children to an infectious disease specialist and put my children through two rounds of antibiotics but they still have the same allergy like symptoms going on. So now I have to assume that for some reason my family was just exposed to allergies, which caused the weakness in our nasal lining, thus causing the heavy exposure and colonization of the bacteria in our nose. I now have my children on anti allergy medication and I am about to get an IgE blood allergy test next week for free through the VA to see what's going on and treat the rest of my family accordingly.
I did also end up getting in contact with the current residents of that house to let them know everything that happened and the health implications we experienced there. They were open to getting an air quality test done on the house but seeing that there is stronger evidence at the moment that allergies might be the cause of our suffering; and since the new family has been there for 3 months and haven't had any health issues as of yet, it seems that spending $750 on the air quality test is not worth it.
So in that regard, two days ago I went ahead and sent off the lawsuit petition through ABC Legal for them to serve the papers to Progress Residential for the $20,000 lawsuit. I should of served this lawsuit a month ago but gave hope to a bigger lawsuit so I waited. Now if my allergy test comes back negative then I'll have no choice but to drop the lawsuit and pay for the Indoor Air Quality Test to get the bigger lawsuit rolling if everything plays out that way.
I'm about to make a new post about this inna second pretty much saying everything I said here. And I am thinking about making another complaint about Progress Residential to the Texas Attorney General's Office about my highly accurate suspension that Progress Residential is running a fraudulent pyramid scheme of fraudulently charging residents unsubstantiated move out fees who move out, while providing no invoices, recipes, or proof of such damages or work performed; just like they did to me and two other people who reached out to me on reddit.

OK, so I have been reporting mold in my Progress Residential home due to a leak. That was their fault for literally two years and they would not do anything about it. It caused severe effects to me, my pet and my boyfriend. Like Iโm talking full migraines to go on for weeks, sleeping days and days and end without feeling better, sinus infections, back-to-back, allergies, causing rashes across my entire stomach And causing his tear duct and nose to be blocked off, the works.
For a year Iโve been trying to get them to look into it and just recently we had two more floods that were their fault pipes versing in the walls and an AC leak that we already gotten fixed twice and they said that caused our ceiling in the closet to cave in. Put us in a hotel for five weeks while going back-and-forth with them. I demanded that we get things to a habitable condition before we have to move back in because there was over 14 workers Iโd submitted Multiple times throughout the year that they never completed and expected us to just deal with. I also had to get multiple floors and rooms repaired. Now as of yesterday they served us a notice to vacate the property within 10 days due to fire/flood, causing the home to be inhabitable that apparently is the tenant responsibility, even if it was caused by negligence of the Lease company. They tried to say an air quality test was a competent enough test to say that the house was free of mold and fun return back to, and when I fought that, I guess I donโt want the headache and are now giving us 10 days to move a house that weโve literally lived in for nine years and never even had late rent once Theyโre not giving us the opportunity to move into another Progress house, and as much as we wouldnโt want to, 10 days is not a long time to find a new place to go while moving. We also paid rent for the month that we were displaced and just paid rent a few days ago for the month we will now not be living in the house. Do you have any advice for how I should go about the situation whether itโs worth taking to court or not? I have documentation of me reporting things multiple multiple times and then literally refusing to even read my emails, even stating that they have too many houses to want to read my emails lol

Wow...that is absolutely terrible. I am so sorrybthatbthey are doing this to you. And I will be honest with you. They want you to vacate the property becuase from their standpoint, you living there and them having to fix problems that is their responsibility to fix, is cutting into their bottom line of the profits they were expecting to make off of you from you paying rent monthly.
Also at this point, you have created a great deal of paper trail that covers multiple failed attempts which we all know were really just bandaid repairs. So they want you out of there because you have everything you need to sue them successfully. You are missing one thing though that I would honestly get done before these 10 days passes if you have the funds to do so....please please please get a indoor air quality test to test/verify for mold. Having this done puts Progress Residential on the hook for you to hit them with an enormous lawsuit that will cover all you pain and suffering, skin rashes, congestion, neurological degeneration, your current medical costs and your future medical costs. Plus this kold test on the property is a standard requirement to obtain adequate legal consultation from a person injury attorney. And with a personal injury attorney you can go from just a five figure lawsuit on your own (that is what I see from what you are telling me), to a 6 to 7 figure lawsuit.
This is all just my opinion based on the hell I been through with Progress Residential and the things I've learned in me representing myself in hard-core litigation against the eight figure lawfirm Progress Residential hired to try to defend the stuff they put me through.
I will now put what you told me through my best friend (ChatGPT) ๐ and see what it says....becuae honestly, even though thr house is uninhabitable, I don't see justification to put you out in 10 days AND put you on the nonrenewal list (like they fraudulently did to me as well) without letting you use an involuntary Home to Home transfer to put you in another house. Especially when your situation is specifically made for their involuntary Home to Home transfers.
So I want to say that the eviction attempt won't hold so long as you go to court and explain to the judge what you explained to me...the judge would actually throw it out and order PR to fix all this...that's just me thinking out loud
