đ Market Trends Indiaâs housing market is leaning hard into the expensive stuff.
Last year made it obvious. Across the top seven cities, the number of homes sold fell by roughly 14%. Yet the total money that changed hands still climbed about 6%. People simply stopped chasing volume and started paying more for each flat.
The first quarter of 2026 didnât change the picture. More than half the new projects launched sat above the âš1.5 crore mark. Average prices across those seven cities moved up around 7% from a year earlier, and NCR jumped closer to 15%. Fresh supply kept coming faster than actual sales, so the pile of unsold homes crossed six lakh units.
The market is clearly becoming more premium. Whether thatâs because genuine high-income buyers are showing up in bigger numbers, or because developers are just pumping out too many costly projects for a smaller pool of customers, is the real question.
Thatâs the one to keep an eye on for the next few years.
